What is a cadastral reference?
A cadastral reference is an alphanumeric code that is assigned by the Spanish government. Each property has a unique 14 or 20-digit reference that allows the property to be found on the cadastral map.
A 14 digit reference is a plot (either empty or under construction).
A 20 digit reference consists of the 14 digit plot reference plus 6 digits that relate to the construction or dwelling. The last 2 digits of a 20 digit reference are always letters.

The site provides various search options: address, map co-ordinates, CRU, or property registry details.
How can I Add and Validate a Cadastral Reference?
Either [Edit] an existing property or [Add Property] for a new one.
Click the [Address] tab.
Enter the cadastral reference in the [Cadastral Ref.] text box.
Click [Validate].
The system will check the reference against the Cadastral Register database.
If the reference is valid you will get a confirmation pop-up, click [Continue].
If you get a pop-up saying that the reference already exists, click [Accept].
The official address from the Property Register will appear next to the Cadastral Ref.
Complete the [Property Address] fields below. As the official address can differ from the actual address, you can the edit the [Property Address] area if needed to make it easier for staff to identify and find a property.
Can I add more than one cadastral reference to a property?
Yes you can, click the bluee above + after validating the first reference and continue.
I only have a 14-digit cadastral reference
The system default is to accept a 20 digit reference, however if the property only has a 14 digit reference, at the time of validating the cadastral reference simply select the tickbox to allow a 14 digit reference.
If a property is a new built, off plan, or still under construction it is likely that it has not yet been assigned a full 20-digit Cadastral reference, so use this option.
Do not use this function if the property actually has a 20-digit reference.
Invalid Cadastral Reference message
In most cases when you get a message saying the Cadastral Reference number is invalid, do the following:
Check that the reference contains:
20 digits for a residence
14 digits for a plot
Ensure that it has been entered with the correct letters and numbers, eg:
Letters "O" and "I" are often confused for zero and number 1.
We have seen incidences where the property documentation contains a typing error on the reference, or the property has been issued with a new reference. In these cases you can search for the correct reference on the Sede Catastro site.
What does " This property is linked to others " mean?
When a cadastral reference is verified:
The system will match it against all other cadastral references in the ReSales-Online database.
The properties that share the same reference will be linked.
Any other versions of your property that have been listed by other agents will display in a list under the heading This Property is linked to others:
The list will contain the reference number of other property(s), the Status, Agency Name, and sale and/or rental prices.
Hover the mouse over the Ref Id to see a pop-up of basic property details and photo.
The list will be displayed on the [Agent Info] tab on a property and also on the [Address] tab when editing your own listings.
