The DIA (Abbreviated Informative Document) is a legal requirement and a developer or any real estate agent who is promoting off-plan/under construction properties or the first sale of newly-built properties must be prepared to provide this document at the request of the consumer.

Our New Developments Module allows Promelopments directly to the system so that they are available to our member agents when required.

The DIA thoroughly details the property specifications and financial conditions of the sale, the following is an example of the type of details required, though it is not a complete list:

  • sales broker contact information

  • project technician contact information

  • building firm contact information

  • build status

  • drafts of the property and its location

  • floor plans and dwelling areas

  • the quality of the materials

  • description of services

  • conditions of the contract

  • construction completion dates

  • sale price and breakdown of payment stages, method of payment and conditions.

    • The Decree also provides a text for a “Delivery report of the Explanatory Document stating the price and methods of payment“. This form is available in downloadable format via the system under [FORMS] on the left-hand menu.

The content of the DIA differs somewhat depending on if the development is:

  • off-plan/under construction (see Section 6 AND Annex II of the Decree); or

  • newly constructed and ready to be sold for the first time (see Section 7 AND Annex III of the Decree)

The above-mentioned Sections provide an explanation of the information required and the Annexes explain what information should be included on each page of the DIA document, be aware that the paging as specified in the Annex must be adhered to.

Note

  • Member agents must be subscribed to the New Developments Module to be able to access DIA documents uploaded by the Promotors or Exclusive Master Agents.
