Purpose of the AI Agent

Deliver comprehensive investment analysis and valuation of residential properties, including comparable sales analysis, ARV estimation, repair cost ranges, ROI projections, and decision-ready dashboards.

User Inputs

  • Subject Property: Address (with unit if any), property type, gross living area, lot size, year built

  • Deal Context: Acquisition strategy (wholesale, flip, BRRRR, rental), target hold period

  • Target Metrics: Minimum ROI/IRR threshold (e.g., 30%+ margin goal), target cash-on-cash, DSCR for rentals

  • Market Scope: Radius for comps, time window for sales, minimum comp similarity rules

  • Cost Inputs: Rehab level (light/medium/heavy), cost per sf ranges or line-item allowances

  • Financing: Purchase/rehab financing terms, rates, points, closing costs, holding costs, taxes/insurance

  • Disposition: ARV list/sale assumptions, selling costs, realtor fees, concessions
