What's the difference between Active and STR listings?

Active listings are an important metric to track when looking at market supply. An active listing is a short-term rental (STR) that was available to be booked or received a booking for at least 1 day in the previous month.

If a listing has entirely blocked its calendar during the reporting month but is still live on Airbnb or VRBO, we don't consider it truly active, as it has not been possible to make a reservation during that time.

In AirDNA, we show both Active listings and STR listings. Total Active listings is the number of properties that received at least one booking in the previous month and can be found in the Listings tab in the left-side panel.

Total Active Listings

Top short-term rental listings are properties that received at least one booking in the last twelve months. To view these listings in any market, just click on Top Short-term Rentals in the left side navigation panel.

In most instances, these figures will be different as the Top short-term rental listings represent the total number of listings that received a booking at some point over the last twelve months, whereas Total Active Listings represent the number of listings that received a booking in the previous month.
