The "Color by" setting is useful for showing different information in different views. For example, you can have a view that shows Function colors and a different view showing Area Type colors.
"Color by" can be set in the View tab of the right sidebar, which is visible when nothing in the model is selected. Note that you'll need to update the view settings after changing "Color by" for the change to persist.
