Render modes allow you to decide whether you want a 3D view to be colored based on Functions or Area Types, or to be monochrome.
To change the render mode, Go to the View tab in the right sidebar and change the value of the "Color by" dropdown.
Note that you'll need to save the view settings for the setting to persist.
