August connects to your bank account and automatically spots when rent payments arrive, instantly notifying you who's paid and who hasn't. No more checking your bank or updating spreadsheets.
Your tenants keep paying by bank transfer as normal, while August does all the tracking work in the background.

Step 1
Connect your bank account
On your home screen, tap 'Connect bank account' and select the account where you receive rent into. See image below for for example.
Once you've selected your bank you'll be taken to your banking app to authorise access to August. This gives August access to transaction dates, amounts, and payment references, just enough to recognise rent payments.
Step 2
Add your tenancies
Add your tenancy details to start tracking rent. You can create a tenancy with or without an end date, tenancies without end dates roll over monthly automatically.
Key details to add:
Rent amount
Payment frequency (weekly, monthly, etc.)
Due date (e.g., 1st of the month)
Tenant name (Important)
Adding the tenant's name helps August match payments to the correct tenancy. If August isn't sure about a payment, it'll ask you to confirm.
Properties > Property profile > Tenancies > Create tenancy
Inviting tenants (Optional)
August tracks rent automatically whether tenants are invited or not. Connect your bank and you'll get instant notifications when any payment lands, standing order, bank transfer, anything.
When tenants use the app they receive reminders before rent is due and nudges when it's late, making on-time payments 75% more likely. They can also see their payment history in the app. They continue paying by bank transfer as normal; August just helps them remember.
Step 3
Start tracking automatically
Once you've connected your bank and added your tenancies, August starts working immediately. Every time rent arrives in your account, you'll get an instant notification.
Open the Finances section and tap the Rent tab. You'll see all rent payments due this month. In this example, August has already spotted the payment and marked it as paid. Tap into each rent payment period payment to see:
Tenancy details
When it was paid
The matched bank transaction
Finances > Rent > Rent payment period
View past, present, and future rent, August lets you look ahead to upcoming rent payments or review your payment history from previous months. Use the date filter at the top to jump to any month you need.
You can instantly see which tenants have paid on time, who's running late, and what's due soon across all your properties. Every rent payment is logged with the exact date received, amount paid, and bank transaction reference, so you have a complete payment history at your fingertips.
August shows you precisely what's still owed, including any partial payments tenants have made. You can view rent for a single property or see your entire portfolio together. For late payments, you'll see exactly how many days rent is overdue, making it easy to spot tenants with recurring payment issues.
Step 4
Export rent statements
Need proof of rental income for your accountant or tax return? August makes it simple.
Go to the Finances section and tap Rent. At the top right, you'll see an export button. Tap it and choose your date range, whether that's the current tax year, a specific month, or a custom period.
August generates a clean Excel statement showing all rent payments received during that period. Each statement includes property addresses, payment dates, and amounts, everything you need for your records or to share with your accountant.
You can email the statement directly from the app or save it to your phone to upload elsewhere.

Open Banking is a government-backed scheme that lets you securely share your transaction data with companies you trust. It's regulated by the FCA and built into every UK bank. It's used for everything from qualifying for credit cards to budgeting app, and it's what allows August to connect to your bank.
Plaid is the company that makes the secure connection between August and your bank. They're a trusted technology partner used by millions of people in apps like Monzo and Revolut. Plaid encrypts everything and never stores your banking password.
Here's what happens: You give August permission to connect. Plaid creates a secure, read-only link to your bank. Your bank sends transaction details through Plaid to August. August uses this to track rent automatically. Nobody, not August, not Plaid can ever move your money or make payments.
