Do my tenants need to change the way they pay?
No. Your tenants continue paying exactly as they do now, bank transfer, standing order, whatever works for them. August sits in the background and automatically spots when rent arrives in your connected bank account.
Nothing changes for your tenants unless you invite them to the app, which gives them payment reminders and history but doesn't change how they actually pay.
Do my tenants need to download August for rent tracking to work?
No, rent tracking works regardless. August tracks rent automatically once you've connected your bank and added your tenancies. The moment rent lands in your account, August matches the transaction to the correct tenancy and notifies you immediately, no chasing, no checking.
Your tenants continue paying as they do now, whether that's bank transfer, standing order, or anything else. As long as rent arrives in the bank account you've connected, rent tracking works. Inviting tenants to the app is optional.
What if my tenant pays from a different name or account?
August matches payments using tenant information like their name. If rent arrives from a different account or someone else pays on their tenant's behalf, it might not match automatically.
To help August identify these payments, add details in the payment reference field when creating the tenancy. Include things like the payer's account name, payment reference they use, or any other identifying information.
If August isn't sure about a payment, we'll flag it and ask you to confirm which tenancy it belongs to. Once you've matched it, August remembers that account for future payments. This is why adding accurate tenant details upfront helps August learn faster.
How long does it take for August to start tracking after I connect my bank?
Pretty much immediately. It takes a couple of minutes for August to sync your payments and start matching, in rare cases up to 30 minutes. Once you've connected your bank and added your tenancy details, August starts monitoring incoming transactions. You'll get instant notifications when rent payments arrive.
Can I track rent if tenants pay in cash?
Yes, but you'll need to log it manually. Go to the specific rent payment period in the app and mark it as paid. August only tracks electronic payments automatically, the ones that appear in your connected bank account. If you want automatic tracking for cash-paying tenants, you'll need to ask them to switch to bank transfer.
Do I need to connect every bank account I use?
Only connect the account(s) where you receive rent payments. If you use multiple accounts for different properties, you can connect all of them. If all your rent goes into one account, you only need to connect that one.

Is August Regulated?
Yes, August is regulated by the Financial Conduct Authority (FCA). The same organisation that regulates banks and financial services in the UK. We work with Plaid, a company that specialises in secure bank connections and is also FCA regulated.
This means August meets the same strict security standards as your banking app. August never sees or stores your bank password. When you connect your bank, you log in through your own banking app - not through August.
What does connecting my bank mean and hoes it work?
August works directly with your bank using Open Banking, a secure technology that lets you link the account where you receive rent. This lets August:

What is Open Banking and how does it work?
Open Banking is a government-backed technology scheme that lets you securely share your transaction data with companies you trust, like August. It's regulated by the FCA and built into every UK bank.
It's the same technology used by budgeting apps, credit card applications, and financial tools across the UK. Open Banking is what allows August to see your transactions without ever accessing your money.
What is Plaid and how does it work with August?
Plaid is the company that creates the secure connection between August and your bank. They're a trusted technology partner used by millions of people in apps like Monzo and Revolut.
Here's how it works: You give August permission to connect. Plaid creates a secure, read-only link to your bank. Your bank sends transaction details through Plaid to August. August uses this to track rent automatically.
Plaid encrypts everything and never stores your banking password. Neither August nor Plaid can ever move your money or make payments. It's view-only access.
Is it safe to connect my bank account to August?
Yes, it's completely safe. August is regulated by the Financial Conduct Authority (the same body that regulates banks) and meets the same security standards as your banking app.
When you connect your bank, we can only see transactions coming in and out - things like payment dates, amounts, and who paid you. We can't see your balance, we can't access your money, and we definitely can't move or spend anything.
Think of it like giving someone view-only access to a document - they can read it, but they can't edit or delete anything.
Can August access my money or make payments?
No. August has read-only access, which means we can only view transaction information. We cannot move money, make payments, or access your funds in any way. Think of it like giving someone view-only access to a document - they can read it, but they can't edit or delete anything.
What happens if I change banks?
Simply connect your new bank account in August and disconnect the old one. Your payment history and tenancy records stay intact, you're just changing where August looks for incoming rent payments. If you're switching mid-month, connect the new account before closing the old one to avoid any gaps in tracking.
Which banks does August support?
August supports 99% of UK banks, including all major high street banks like Barclays, HSBC, Lloyds, NatWest, and Santander, plus most newer banks like Monzo, Starling, and Revolut. If your bank offers Open Banking, it'll work with August.
How do I disconnect my bank if I need to?
The easiest way is to disconnect directly from your banking app. Look for "Connected accounts" or "Open-banking connections" in your bank's settings and remove August.
Once disabled, August immediately stops accessing that account. This stops automatic rent tracking working until you connect another account. You can reconnect anytime if you change your mind.
Setting Up Tenancies
What if my tenant pays rent weekly instead of monthly?
No problem. When you create a tenancy, you can set the payment frequency to weekly, monthly, or any other schedule. August will track payments based on whatever frequency you choose. Weekly rent gets tracked just like it does when the rent schedule is set to monthly.
Can I track rent for multiple tenants in the same property?
Yes. If you have multiple tenants sharing a property (like an HMO), you can create separate tenancies for each tenant within the same property. August will track each tenant's rent individually, so you can see who's paid and who hasn't.
Do I need to invite my tenants to August?
No. August tracks rent automatically whether your tenants are invited or not. Once you've connected your bank, you'll get instant notifications when any payment lands - standing order, bank transfer, anything.

When a tenancy ends, August stops tracking rent for that tenant. Simply create a new tenancy for your incoming tenant with their details and rent amount. Your old tenancy records and payment history stay saved in August, so you always have a complete record.
Do I need to add an end date for rolling tenancies?
No. If your tenancy rolls over month-to-month without a fixed end date, just leave the end date blank when creating the tenancy. August will continue tracking rent automatically until you end the tenancy manually.
Can I change the rent amount mid-tenancy if it increases?
Yes. You can edit the tenancy details at any time to update the rent amount. Just go to any specific rent payment period, click edit and you can update the rental amount. This is useful when rent increases during a renewal or when terms change. August will track the new amount from that point forward while keeping your previous payment history intact.

What if August doesn't recognise a rent payment?
August will flag potential matches and ask you to review them. You'll see an alert showing one or more transactions that might be the rent payment, with confidence scores so you know how likely each match is.
August usually asks for confirmation when the date or amount doesn't match exactly, or when the payment reference is unclear. You can view all transactions from that period if you need to find the right one manually. Once you've confirmed the match, August remembers that account for future payments and won't ask again.
How does August know which payment is for which property?
August matches payments using the tenant's name, payment amount, due date, and payment reference. When rent arrives in your account, August checks these details against your tenancies to find the right match. This is why adding accurate tenant information when creating tenancies helps August work automatically.
Can I manually mark a payment as received?
Yes. If you receive cash or a payment outside your connected bank account, you can manually mark the rent as paid. Just go to the specific rent payment period in the app and mark it as paid. This keeps your records accurate even for payments August can't track automatically.
What happens if a tenant pays late or in multiple instalments?
August tracks every payment and shows you exactly when it arrived. For late payments, you'll see how many days overdue it is. For partial payments, August displays each instalment separately and automatically calculates what's still outstanding.
You can match multiple transactions to the same rent payment period, so whether your tenant pays in two parts or five, you'll always have a clear picture of what's been paid and what's still owed.
Will August track payments that happened before I connected my bank?
Yes, August can track payments up to 2 years in the past, but only if it knows to look for them.
Here's how it works: If you add an old tenancy (say, one that started last year), August will automatically search your transaction history and match those past payments to that tenancy. This means you can see your complete payment history without any manual work.
If you haven't added the tenancy details, August won't know which old transactions are rent payments. In that case, you can manually mark historical payments if you want to keep everything in one place.
Late Payments & Arrears
How do I see which tenants are behind on rent?
Go to the Finances section and tap Rent. You'll see all your rent payments with clear status markers showing who's paid, who's late, and who's upcoming. For late payments, August shows exactly how many days overdue the rent is, so you can see at a glance who needs chasing.
Does August automatically chase late payments?
Only if you've invited your tenants to the app. Tenants on August automatically receive reminders before rent is due, on the day it's due, and nudges when it's late.
If your tenants aren't on the app, you'll need to chase them yourself, but August makes it easier by showing you exactly who's late and by how many days.
Can I set up automatic reminders for tenants when rent is due?
Yes, but only for tenants who've been invited to the August app. They'll automatically receive reminders before rent is due and nudges when it's late. Tenants who aren't on the app won't receive these reminders, you'll need to remind them manually.
What if a tenant is consistently paying late?
August tracks payment patterns over time, so you can easily spot tenants with recurring late payment issues. The app shows you the payment history for each tenancy, including how many times they've paid late and by how many days. This gives you the evidence you need for conversations with tenants or if you need to take further action.

Can I export rent statements for multiple properties at once?
Yes. When you export from the Rent section, you can choose to include all properties or filter by specific ones. The exported statement will show rent payments for whichever properties you select, making it easy to generate a complete portfolio report or focus on individual properties.
What format are the rent statements in?
August exports rent statements as Excel (.xlsx) or CSV files. Both formats open easily in Excel or Google Sheets, and can be sent straight to your accountant.
Each export includes property address, tenant name, payment date, amount, and payment reference - everything you need for your records.
How far back can I export payment history?
You can export payment history for any date range you choose. Whether you need the last month, the current tax year, or multiple years of records, you can set custom start and end dates when exporting. August will include all rent payments within that period.
Can I customise what appears on the rent statement?
The rent statement includes standard information: property addresses, payment dates, amounts, and tenant details. While you can't customise which fields appear, you can filter by date range and property to control what's included in the export. Once exported to Excel, you can edit or format the spreadsheet however you need.
