Choosing to renovate with Beams means that you'll receive end-to-end, dedicated support from our expert team of planners, designers, procurement specialists and build managers through every stage of your renovation project.

Once you've met with your planner and scoped out your project, you'll see the following service fees broken out in your proposal's initial estimate; (1) Site survey, (2) Design, (3) Procurement, and (4) Build Support. Here's how each fee unlocks services tailored to you.


Site survey

We know that every home is unique. To ensure our expert team understands every corner, quirk and detail of your space, we conduct a 3D scan of the room(s) you're renovating during a site survey at your home before your first design call. This scan produces:

  • High-fidelity digital twin of your space

  • Accurate dimensions of every wall, floor and ceiling

  • Technical drawings to set your project up for success

We can also offer a home energy assessment along with a home improvement plan, with customized suggestions for energy-efficient improvements that align with your renovation goals. These include recommendations for upgrades such as better insulation, efficient heating, and more.

The site survey is followed by an initial video call with your dedicated interior designer to discuss your goals, preferences, and any specific requirements.


Design

During your remaining 1-1 design sessions with your dedicated designer, you'll be guided through every step of the creative process to bring your new space to life. We'll help you:

  • Problem-solve your layout: to make the best use of your space

  • Refine your aesthetic vision: with expert advice from interior design specialists

  • Optimise your budget: with our comprehensive catalogue of brands and suppliers

  • Avoid costly design mistakes: to minimise risk of future rework

Our designers have an average of 15 years industry experience and closely consult with our procurement and build teams to address any technical or logistical challenges early on. With their support, you can feel confident that your final design is not only beautiful, but buildable and practical.

At the end of the design process, you'll receive a Final Design Proposal which includes:

  • High-quality 3D renders that visualise your new design

  • Technical drawings that detail every measurement and product placement

  • Comprehensive materials list checked for completeness and compatibility

  • Build manual with plumbing and electrical plans for your build team to execute

  • Transparent cost breakdown for materials and construction with all changes vs your initial estimate tracked for visibility

Technical drawings

When you sign off on your final design, your materials and construction costs are fixed at this point. No spiralling fees or add-ons later down the line.

Costs will only change after design sign off if you change the scope of your project (e.g. you add an extra room) or if we encounter unforeseeable site circumstances while completing the work (e.g. we take up the tiles in your bathroom and discover the subfloor underneath is rotten and needs to be replaced). Less than 1 in 3 Beams projects see a cost increase due to unforeseen site circumstances and the increase in project value in these cases is under 4%.


Procurement

Renovations involve organising a long list of materials to arrive at the right time of your build, from tiles and lighting to valves and hinges. Managing this process can be overwhelming and a missing item can be incredibly costly, delaying your project for days, weeks or months in some cases.

Our Procurement team handles the entire process so you don't need to worry about:

  • Finding the right suppliers: We work with a network of approved suppliers vetted for quality, reliability, value and sustainability

  • Coordinating deliveries: We track and consolidate deliveries to minimise disruptions and ensure items arrive when your contractor needs them

  • Problem resolution: If items are out of stock, damaged, or delayed, we handle replacements or suggest suitable alternatives to keep your project on track

  • Returns: If a product doesn’t meet expectations, we facilitate refunds and exchanges at no extra cost


Build support


The construction phase of your project is where your vision really comes to life. There'll be noisy, messy and potentially stressful parts of the process but with Beams, you're not alone. Our build managers will support you all the way, from home protection and demolitions to snagging and sign off. Here’s how your dedicated team ensures a smooth build:

  • Contractor match: We'll match your project with a one of the highly qualified contractors from our vetted network

  • Contractual agreement: We'll arrange a signed agreement between you and your contractor to minimise risk and resolve any disputes

  • Insurance & warranty: All workmanship has a one-year warranty and every contractor in our network is insured up to £6 million

  • On-site visits: Beams build managers attend key project milestones, including kickoff and final snagging, and will visit as required to help resolve challenges

  • Weekly check-in: Every Friday our build team will reach out to check on the latest week's progress - you'll have the option share your thoughts and book a call with our Head of Build to escalate any concerns

  • Expert issue resolution: From unforeseen site challenges to complex installations, our experienced team provides solutions to keep your project on track

  • Procurement support: During build, our procurement team will continue to manage deliveries, returns and replacements as needed

  • Secure, milestone-based payments: We release payments to contractors only after you’ve approved their work, giving you full control and peace of mind.

  • Contractor backup: If issues arise, we intervene to resolve them swiftly. In the rare event a contractor cannot complete the work, we ensure a replacement is brought in at no extra cost to you
