Transactions Intro
Within the Transactions area of the lead profile, you'll be able to create a searchable record of lead purchase and sales Transactions -- associated with the lead and the Agent -- and this will in turn give more detail into Transaction phases, such as pre-listing, pre-offer, pending, and closed.
These Transactions are then compiled within the My Deals dashboard, which allows you to track the progress of the lead Transactions in one location!
Additionally, the integration of dotloop's Transaction Management System into the Transactions modal allows for a seamless hand-off from Agents to Transaction Coordinators-- as well as insight into the deal in progress-- and creates transparency between dotloop and BoomTown, with bi-directional pushes of information to keep Owners, Coordinators, and Agents all up-to-date!
Lenders: You'll also be able to search in the global search bar for leads assigned to you, based on their Transaction address!
How to Create & Edit Transactions
The Transactions modal can be found and edited through each of your leads' profiles!
Navigate to the preferred lead's profile page, and to the right of their lead contact information there's an area designated to view and edit existing Transactions, and create new ones.
Create Transactions
To create a new Transaction, select the option to + Add New Transaction.
A pop-up will display that allows you to select the Agent you'd like to have associated with the Transaction, as well as the representing side that the Agent is on, and the status of Transaction.
If the Agent is on the Buyer side of the Transaction, the following statuses are available in the drop-down:
If the Agent is on the Seller side of the Transaction, the following statuses are available in the drop-down:
Once you've selected the information for the Agent, Representing, and Status, you'll be able to input the specifics of the Transaction in the next window.
Network Admins Please Note: In order to have your Transaction information sync to your dotloop account (if connected), make sure that the check box for Sync to dotloop is selected in the pop-up (as above).
If you select the following statuses, and you enter an address in the Address field and select a populated result from the drop-down menu, the Address, City, State, Zip, MLS ID, Listing Date, and Price will automatically be populated:
Active Listing
Pre-Contract
Under Contract
For the Gross Commission Income and Agent Split fields, you can use percentages out to two decimal places, or whole number dollar amounts. There's not currently a way to use partial dollar amounts.
Once all the information has been entered, select the Save Transaction button, and the Transaction will display on the lead's profile page.
If connected to dotloop, it may take a second for the integration to sync the Transaction, and you may need to refresh the page.
Once you've done so, it will display the tasks that have been completed in your dotloop Loop, as well as the dotloop collaborators.
Edit Transactions
You can always make edits to an existing Transaction by selecting the Edit Transaction button at the bottom of the specific Transaction, after selecting Expand.
This will be a good way to make changes to the status of the Transaction as you go!
Searching Leads by Address
If you want to search for a specific Transaction, but you're unsure of the lead associated with the address, you can search for the address of the Transaction to be taken to the correct lead profile and Transaction details!
This can be done by typing in the address in the global search bar at the top of the page in your BoomTown account.
When typing an address, the drop-down menu will automatically populate with the name and contact information for any leads associated with the Transaction property address, as well as the type of Transaction it is (Buy vs. Sell) for each lead.
Simply select the name of the appropriate lead, and you'll be taken to their lead profile page for more details!
