The Requests Dashboard is where buyers can manage their active and potential real estate transactions in Brevitas. This section provides a comprehensive overview of all the listings you’re involved in as a buyer, along with critical information and actions available to you. The dashboard is designed to help you monitor deal progress, communicate with brokers, and take actions in your transaction pipeline.

Property Requests Table

The deals you are involved in as a buyer are displayed in a table format, with the following key columns and actions:

1. Listing: The name and location of the property being dealt with are shown here. Each listing is linked to the detailed page where you can view more information about the property.

2. Broker: Shows the name of the broker or agent associated with the listing. If necessary, you can search for deals by broker using the search filter.

3. Company: Displays the company representing the broker or agent, giving additional insight into the entities involved in the deal.

4. Price: This column shows the asking price or market price for each listing, giving you a quick snapshot of the financial aspect of the deal.

5. Market: Indicates whether the property is for sale or private, which could indicate exclusive deals or public listings.

6. Type: Specifies the property type (e.g., Multifamily, Retail, Mixed Use, Industrial), providing insight into the kind of asset being negotiated.

7. Broker Access: Displays whether broker access is Private or Public. Private listings may require special approval or invitations to access detailed deal information.

8. Deal Status: Shows the current status of the deal. Common statuses include:

Open: The deal is actively progressing.

Pending Approval: The deal is under review and awaiting further action.

Offer Drafted: Indicates an offer has been submitted for the property, pending further negotiation.

9. Status Text: Provides additional context to the status, such as “Listing Unlocked” or “Listing Owner Approval,” indicating which part of the process the deal is in.

10. Messages: Displays the number of messages exchanged between you and the broker regarding this listing. A blue icon with a number indicates unread messages. Clicking on this icon allows you to review communication history.

11. Last Activity: The timestamp for the last action taken on the deal is shown here. This gives you insight into how recently the deal has been updated or if there are pending tasks.

Action Buttons

Next to each listing is a Dealroom button that provides access to additional actions for managing the deal:

Dealroom: Clicking this button will take you into the Dealroom for that specific property. Here, you can review documents, exchange messages, and manage the finer details of the transaction.

Send Message: Allows you to send a direct message to the broker or seller regarding the deal. This facilitates easy communication without leaving the dashboard.

View Listing: Takes you to the full property details page where you can view more comprehensive information about the listing.

Print Listing: Allows you to print a hard copy or save a PDF version of the listing details.

Archive Deal: This option lets you archive the deal, removing it from the active deals list without deleting it. Archived deals can still be accessed in the archived section for record-keeping purposes.

Export Listings

In the top-right corner of the dashboard, there is an Export Listings button. This feature allows you to export your current deal list into a CSV or other format for external tracking or sharing.

Tips for Managing Your Deals

Stay on top of communication: Use the messages column to keep track of unread communications and promptly respond to brokers.

Monitor deal statuses: Keep an eye on the status text and last activity to ensure you are up to date on the latest developments with each deal.

Use the Dealroom: For detailed management of your transactions, the Dealroom provides all the tools you need to keep track of documents, messages, and progress.

This Buying Area is an essential tool for managing and tracking your real estate acquisitions, allowing you to stay organized and informed throughout the transaction process.
