Property Information Header

At the top of the deal room, you’ll see a detailed summary of the property, including:

Property Name and Address: The listing name, such as “5,400 SF Vacant Industrial Property with Adjacent Lot and 8,100 SF of Air Rights,” along with its address for easy reference.

Listing Status: Indicates whether the listing is published and active on the market (e.g., Published, For Sale, Industrial).

Price: Displays the listed asking price for the property.

Broker Information: Shows the name of the broker or transaction team handling the property. Contact information, such as email and phone numbers, is also provided for quick communication. The broker’s role (e.g., Marketing Manager, agent, broker) is shown, which gives an indication of their level of access and involvement in the deal.

Deal Room Status

The deal room’s status is clearly indicated as Deal Room: Open, which means that messaging, document sharing, and offer submission are all unlocked for this deal. This status helps you know whether the deal room is in an active phase or has been closed.

Action Buttons

There are several key actions that buyers can take within the deal room:

1. Submit Offer: The Submit Offer button allows buyers to create and submit an official offer for the property. Clicking this button initiates the offer submission process, where buyers can input their offer details, terms, and contingencies.

2. Create Offer: Similar to the “Submit Offer” button, this option provides the buyer with the ability to generate an offer to send to the listing owner.

3. Archive Deal: If the deal has been completed or is no longer active, the Archive Deal button removes it from the active deals list, keeping your dashboard organized.

Messages

A built-in messaging system facilitates direct communication between the buyer and the listing owner or broker:

Messaging Interface: The messaging system allows you to send and receive messages within the deal room. Messages appear chronologically, and the latest message is shown at the top.

Message Notifications: The message section provides details on who sent the message and the timestamp, so you can track communication history.

Send Message Box: You can send a message by typing into the text box and clicking the Send button. This enables ongoing negotiations, clarifications, or updates without leaving the deal room.

Documents

The Documents section is where shared files and important listing materials are stored. This space supports seamless document exchange between the buyer and the listing owner.

Shared Documents: You can upload additional documents by dragging and dropping them into the Shared Documents section. These might include contracts, due diligence documents, or any supporting files.

Listing Documents: Below the shared documents section, the Listing Documents section displays documents already uploaded by the listing owner. Examples include:

Weblink: Provides a link to any relevant online resources or virtual tours for the property.

Investment Flyer: A downloadable document (e.g., a PDF) that contains property details, financials, or promotional material. Clicking View opens the document for review or download.

Documents in this section are organized with timestamps for when they were uploaded, ensuring transparency and clarity.

Tabs for Deal Management

At the top of the deal room, you’ll find several tabs that allow you to navigate through different aspects of the deal:

1. Overview: The current page that summarizes all communication, documents, and deal status.

2. Offer: Clicking this tab will guide you through the process of submitting or reviewing offers related to the property.

3. My Notes: A space for buyers to add personal notes about the deal. These notes are private and can help you track important points or next steps.

4. Financing: This tab may contain financial details related to the deal, including terms or offers related to financing the property.
