The Search Page on Brevitas is a powerful tool that allows users to find real estate listings, professionals, and teams based on customizable criteria. Users can filter results, sort listings, and create or manage search alerts to automate their search experience. This page is designed for ease of navigation and efficiency, enabling users to find exactly what they’re looking for, whether it be a specific property, real estate professional, or a team.


Searching for Listings, Professionals, and Teams


At the top of the search page, users can toggle between searching for Listings, Professionals, and Teams. Each tab is set to default to the most active listings, professionals, or teams, ensuring users see the most up-to-date and popular results first.


1. Listings Search:

• The default view shows the available property listings. Users can filter and sort listings based on their preferences.

2. Professionals Search:

• This option allows users to search for real estate professionals on the platform. Brokers, agents, and other professionals can be found based on their specialty or geographic location. This is useful for finding the right person to assist in transactions or collaborations.

3. Teams Search:

• Users can also search for Teams, which include real estate groups or brokerages. This feature helps users connect with teams that specialize in particular property types or markets.


Listings Filters


In the Listings Search view, users can apply a variety of filters to narrow down the listings shown. The Filters panel appears on the left-hand side of the page and includes the following options:


• Property Types: Select the type of property you’re looking for, such as Multifamily, Retail, Office, Land, Industrial, etc. You can select multiple types or select All to include every property type in your search.

• Price Range: Enter the Minimum and Maximum price to limit the search to properties within your budget.

• Cap Rate: Filter properties based on their capitalization rate by specifying a Minimum and Maximum percentage.

• Building Size: Narrow down the results based on the size of the building in square feet. You can set both Minimum and Maximum values.

• Units/Keys: If you’re searching for multifamily or hospitality properties, you can specify the number of Units or Keys (rooms in hotels).

• Keyword: Add specific keywords to find properties with unique characteristics or features that match your criteria.

• Location and Market: Users can refine their search by choosing the Market (Sale or Lease) and entering a specific location (e.g., city or region).


After applying the desired filters, users can click the Search button to view the filtered results.


Sort Feature for Listings


Once the search results are displayed, users can sort the listings using the Sort feature. This feature helps organize the listings in a preferred order, such as:


• Default: Shows listings based on platform algorithms (typically the most active or newest).

• Newest: Sort listings by the most recently posted properties.

• Oldest: Sort listings by the oldest properties.

• Price (low to high): Displays listings starting from the lowest-priced property.

• Price (high to low): Displays listings starting from the highest-priced property.

• Cap Rate (high to low): Sorts properties based on the highest cap rate first.

• Cap Rate (low to high): Sorts properties based on the lowest cap rate first.

• Building Size (high to low): Sorts properties starting with the largest building size.

• Building Size (low to high): Sorts properties starting with the smallest building size.

• Units (high to low): Sorts multifamily or hotel properties based on the highest number of units or keys.

• Units (low to high): Sorts properties starting with the lowest number of units or keys.


This functionality allows users to quickly locate properties based on the specific criteria most relevant to their needs.


Search Alerts and Alerts Management


The Search Alerts feature is a valuable tool for users who want to stay informed about new listings or updates that match their search criteria.


1. Search Alerts Menu:

• Users can access their Search Alerts from the top of the search page. This drop-down shows active alerts, including how many new listings match the saved criteria (e.g., “Multifamily LA (7 New)”, “West Coast Multifamily (190 New)”).

2. Managing Search Alerts:

• By clicking Manage Search Alerts, users can access a separate page where they can edit, delete, or create new alerts. This is useful for keeping track of multiple searches in various markets or property types.

3. Create a New Search Alert:

• After applying filters to a search, users can create a new search alert by clicking the Save Search button. This saves the criteria and automatically sends notifications to the user when new listings match their preferences.

• Search alerts can be set up to notify users on a daily, weekly, or monthly basis, ensuring they don’t miss out on any relevant opportunities.


Map View and Grid View


The Map View and Grid View give users two different ways to explore listings:


1. Map View:

• In this view, listings are shown as pins on a map, giving users a visual overview of where properties are located. This is particularly useful for users who prioritize location and want to explore properties based on proximity to other areas or landmarks.

2. Grid View:

• This displays the property listings in a grid format with images, prices, and key details (e.g., property type, building size). Users can scroll through the grid to compare multiple properties at once.


Additionally, users can toggle between Map and Satellite views for different perspectives on the map.


Practical Tips for Using the Search Page


1. Create Multiple Alerts: Set up alerts for different regions or property types to stay informed about a variety of opportunities without constantly having to search manually.

2. Use Filters for Precision: The more filters you apply, the more precise your search results will be. This can help save time by only showing relevant listings.

3. Map View for Geographic Priorities: If location is a primary concern, the Map View helps visualize where listings are located, making it easy to compare proximity and accessibility.

4. Sort Listings by Preference: Use the Sort feature to view listings in the order that matters most to you, such as by price or cap rate.


This Search Page is designed to provide flexibility and efficiency, allowing users to search listings, professionals, and teams in a way that best suits their needs. The combination of filters, sorting options, and search alerts ensures that users can find the exact properties or connections they’re looking for with ease.
