The Wants Area is a unique feature on Brevitas where users, typically buyers or investors, can post their acquisition or leasing criteria. These posts help sellers or brokers match their properties with potential buyers who have specific criteria, such as geographic locations, property types, or price ranges. It streamlines the connection between buyers and sellers by making these requests visible on the platform.

Top Tabs in the Wants Area

At the top of the Wants Area, several tabs allow users to navigate through the different aspects of their wants and matches:

1. Search

• This is the default tab where users can view all active wants posted on the platform. Users can search through the posted wants to find potential matches with their listings or connect with other professionals looking for similar deals.

• The list is displayed with columns for:

• Date Posted: When the want was added to the platform.

• Name: The name of the individual or company who posted the want.

• Title: A brief title summarizing the want (e.g., “Seeking Off-Market Multifamily, Industrial, Self-Storage”).

• Want Type: Identifies the type of want (e.g., Client Want, Acquisition Criteria, ISO-1031 Exchange).

• Description: A detailed description of the specific property being sought (e.g., location, size, deal requirements).

• Markets: Specifies the geographical areas where the individual or client is looking for properties.

• Listing Type: Specifies the types of properties being sought (e.g., Retail, Industrial, Multifamily).

• Price: Indicates the target price range for the property (e.g., < $5 million, $10M - $20M).

2. Saved

• This tab allows users to access a list of Saved Wants. If a user comes across a want that aligns with a property they represent or are interested in, they can save it for future reference.

• This feature helps users keep track of relevant buyer or investor criteria without needing to revisit the full wants list.

3. My Wants

• Users can manage their own wants by viewing the My Wants tab. This displays all wants they have personally posted or are managing on behalf of clients.

• Users can edit or update the details of their own wants, ensuring that their criteria stay relevant and up-to-date.

4. Offerings Sent

• This tab provides a list of properties or deals that the user has already sent to other users in response to their wants. It helps users track which properties they’ve shared as potential matches for specific buyer wants.

• It is useful for maintaining organization and keeping tabs on responses to buyer or investor criteria.

5. Offerings Received

• In this tab, users can view properties that have been sent to them in response to their posted wants. This is where they can review listings that meet their acquisition criteria or leasing requirements.

• Users can then evaluate these offerings to see if they are a good match for what they are seeking, making it easier to move forward with potential deals.

6. Post a Want

• This tab allows users to create a new Want post. Here, users will enter specific details about what they are looking for, including geographic locations, property types, price ranges, and any other relevant criteria.

• Posting a want is essential for attracting sellers who have properties that may meet the buyer’s requirements. It also opens up communication with brokers or agents who might have off-market listings.

Detailed Breakdown of the Wants Table

The Wants Table displays key information to help users quickly scan and find the most relevant wants:

• Date Posted: This indicates when the want was posted, allowing users to prioritize more recent or time-sensitive requests.

• Name: Displays the name of the person or company who posted the want. Clicking on the name allows you to view their profile and potentially start a conversation with them.

• Title: The title provides a brief overview of what the person is seeking (e.g., “Seeking Self-Storage Acquisitions Nationally”). It helps to quickly identify relevant wants.

• Want Type: There are different want types, including:

• Client Want: Indicates that the want is posted on behalf of a client.

• Acquisition Criteria: Refers to more general acquisition requirements that a buyer or investor might be looking for over time.

• Is 1031: Indicates the post relates to a 1031 Exchange requirement.

• Description: This field provides a more detailed breakdown of what the user is seeking. This could include specific property features, tenant requirements, or any other important deal information.

• Markets: The Markets field shows the geographic areas of interest. Users can filter based on their own location or see if their properties match the requested regions (e.g., United States, California, Dallas, etc.).

• Listing Type: This section highlights the types of properties the user is looking for, including:

• Retail

• Industrial

• Multifamily

• Office

• Land

• Development

• Price: The budget or price range the user is working within. This helps sellers and brokers quickly assess if their property fits the financial constraints of the buyer.

• View Button: On the far-right side, users can click View to see more details about the posted want, including contact information and additional deal specifics.


Practical Uses of the Wants Area


1. Connecting Buyers and Sellers: This area is highly beneficial for brokers and agents who want to match their property listings with buyers actively seeking those types of deals. It helps sellers identify potential buyers or investors for off-market or under-marketed properties.

2. Posting Buyer Criteria: For investors, posting wants allows them to attract properties that match their acquisition strategy, whether they’re looking for investment properties, development opportunities, or 1031 exchange solutions.

3. Tracking Offers Sent and Received: The offerings sent and received tabs help both buyers and sellers stay organized, ensuring that they have visibility on all the deals and responses that have come their way. This keeps the communication flow consistent and effective for both sides.
