• Tip: Descriptive titles perform better as they clearly communicate the want’s details, increasing the chance of relevant responses.

2. Type

• The Type dropdown menu allows users to specify the nature of their request. There are several options:

• Acquisition Criteria: Used when seeking to acquire a property.

• Client Want: Typically used by brokers or agents on behalf of their clients.

• ISO 1031: For users looking to fulfill specific 1031 exchange requirements.

3. Description

• In this section, users provide a more detailed explanation of what they are looking for. This could include specific property characteristics, required financial information, deal timelines, or any other relevant information.

• Users have up to 4000 characters to describe their need in detail, which allows for a thorough explanation of what they seek in a property or deal.

4. Property Types

• Users can select the type(s) of properties they are looking for. Options include:

• Business

• Commercial

• Development

• Hotel

• Industrial

• Land

• Mixed Use

• Multifamily

• Office

• Residential

5. Markets (Required)

• In the Markets section, users specify where they are looking for properties. Users can choose from the following options in the dropdown:

• Sale: All, Public, or Private.

6. More Details (Optional)

• Price: Specify a price range by entering minimum and maximum values (e.g., between $5M and $20M). This ensures that only properties within the desired budget are presented.

• Cap Rate: Set a minimum and maximum capitalization rate for the desired property. This is essential for investment property buyers looking for specific financial performance.

• Building Size: Users can define the minimum and maximum building sizes in square feet (SQFT) that they are interested in.

• Units/Keys: For multifamily, hotel, or similar properties, users can enter the desired number of Units (in apartments) or Keys (in hotels). Minimum and maximum values can be specified.


Form Tips and Guidelines


• Specificity: The more specific the user is when filling out the Title, Description, and Markets, the better the chances are of receiving relevant property matches from other members. Vague or incomplete entries may result in irrelevant matches.

• Use All Filters: Users are encouraged to fill in as much information as possible, including price, cap rate, and building size, to narrow down results to the most relevant properties.

• Location Matters: Adding precise geographic locations in the Markets section is essential for matching properties located in the areas the user is interested in.


Submitting a Want


After completing all relevant fields, the user simply clicks the green Create Want button at the bottom of the form. Once submitted, the want is reviewed and typically goes live within 1-2 hours. After the want is posted, other users can view it and submit properties that match the criteria.
