How Beacon Calculates Market & Listing Metrics

Beacon uses comparable listings to provide a snapshot of how similar homes are performing in the market.

Metric

How it’s calculated

Median days to sell

The median number of days it took sold comps to sell. Beacon looks at the days on market for each sold comp, sorts them from lowest to highest, and uses the middle value.

% of list price at close

The median percentage of the original list price that sold comps sold for. If a home had price reductions before it sold, Beacon still compares the sale price to the original list price.
Note: If a home was delisted and re-listed, Beacon uses the most recent list price as the starting price.

Median days on market

The median number of days that active comps have been on the market. Beacon looks at the days on market for each active comp, sorts them from lowest to highest, and uses the middle value.

Avg. price reduction

The average total percentage reduction from the original list price to the current list price for active comps that have had a price reduction. Each home is counted once, regardless of how many times its price has been reduced. Homes with no price reduction are excluded.

Days vs. median sold

The difference between your listing’s days on market and the median days to sell for sold comps. A positive number means your listing has been on the market longer than the median sold comp; a negative number means it has been on the market fewer days.
