This section outlines the data you can access through Chimney. Data is organized into key categories such as Borrower Profile, Offers, Property Details, Valuation Data, Loan Summary, and Ownership Information.

Each data point includes a description, along with any access requirements (e.g., whether a Chimney user record is required, or if an address alone is sufficient). Reference this article any time you need clarification on a field.


Borrower Profile & Propensity Data

Data points that help identify high-potential borrowers and the products they are most likely to engage with.

Home Borrowing Power

Estimated tappable equity based on current home value and total mortgage balance.

Home Equity Propensity (coming soon)

Composite score based on equity, home value growth, and mortgages.

Refi Score (coming soon)

Score (0–100) based on rate differential and loan age.

Cash-Out Candidate (coming soon)

Flag for users with low LTV and high current mortgage rate.


Offer Data

Data points related to the products and services presented to users within Chimney. Note: These are only available for active Chimney users of current Chimney clients.

Offer Engagement Flag

Whether user clicked/saved an offer in the last 90 days.

Engagement Type

Type of engagement (click, save, both, none).

Last Engaged

Date of last offer interaction.


Property Details

Core attributes of a property including structure, size, and location identifiers.

Data Point

Description

Property ID

A unique internal identifier for tracking.

Address Validity

Indicates if the property’s address is valid/invalid.

Street Address

Full street address (including number and street name).

City / City Aliases

City name and any alternative/common names.

State / County / FIPS

Geographic identifiers including state, county, and FIPS code.

ZIP Code

Postal code of the property.

Latitude/Longitude

GPS coordinates for the property location.

Neighborhood / Census Tract

Local neighborhood name and census subdivision.

Property Type

Residential, commercial, multifamily, condo, etc.

Property Class

More specific classification (e.g., Single-family, Townhouse).

Year Built

Year the property was constructed.

Living Area Sq Ft

Square footage of livable space.

Lot Size

Total size of the property lot.

Number of Bedrooms

Total bedroom count.

Number of Bathrooms

Full and half combined.

Building Condition

Qualitative condition (Excellent, Good, Fair, Poor).

Number of Stories

Number of floors.

Roof Type

Roof material/structure.

Foundation Type

Foundation information (Slab, Basement, Crawl Space).

Heating/Cooling

Type of system installed.


Valuation Data

Valuation and market value estimates for properties.

Estimated min and max based on condition.

Confidence Score

Confidence level of the estimate (0–100).

Tax Assessed Value

County-assessed value for taxation purposes.

Date of last recorded purchase.

Value Appreciation

% increase since purchase.

Active Loans

Number of currently open loans.

Loan Types

Mortgage, HELOC, Home Equity Loan, etc.

Loan Origination Date

Start date of each loan.

Est. Interest Rate

Estimated rate based on origination date.

Lender Name

Lending institution name.

Loan Amount

Original loan amount.

Maturity Date

Maturity date of a variable rate loan.
