The use types you select will determine which building types you can test on your site and will be reflected in the calculation of key metrics, like the financial model.
Use Types
Add the use types for your project by clicking the + Add Use Type button.
This will open up a modal where you can select from a default list of use types in the drop down which includes Retail, Residential, Community, Office, Education, Hotel, Industrial, or Other.
You also have the option to rename a use type to customize it for your project. When you’re ready to add a new use type, click Add.
Use Type Settings (optional step)
After you have added use types to your study, you have the option to edit the following attributes for each use type you’ve added:
Loss factor: The percentage difference between rentable area and usable area.
Floor to floor height: The distance from top of slab to top of slab for this group of floors. Default values are based on dimensions from common building types in North American markets.
Unit mix: For Residential and Hotel use types, you can designate a unit mix which determines the size, number and type of units allocated on all floors.
To edit the unit mix for Residential or Hotel use types, click ‘Edit’ in the Unit Mix column. This will open up a modal where you can edit the percentage allocation, the min area, and the occupancy for each Apartment or Room type. You can also add or remove Apartment or Room types.
To finish updating the Unit Mix, click Save.
Note that you will still be able to override any of the use type attributes you selected for each building in the following step.
