How to create a Study

Select building types to test

In this step you will select and customize building types to include in the generated design options in this study. You can edit each building type to customize its height, key dimensions and use types to match your requirements.

Delve automatically recommends buildings based on your use types and program targets. Recommended types will be added to your study automatically. You can also see other recommended types when you add building types.

Add building types

Click Add building types to search and select the buildings you would like to test from a Delve library of building types. These are market-driven building types that come out-of-the-box in Delve and represent a range of mixed-use and single-use asset types that are common around the world for urban developments.

You can filter the building type library by Program Mix or Min Height. To add a building type template, simply select the checkbox in the top right corner of each building type template.

The building templates you select will generate buildings that vary in size and configuration based on your specifications. You will be able to customize the stack order and geometry settings for each type after you add them.

When you are done selecting your building types, click Done.

Customize building types to meet your requirements

To customize a building type template, click Edit on the building type card after you’ve added it to your study.

This will open up an configuration pane where you can edit the following dimensions for your building:

  • Building type name: you can give your building type a unique name.

  • Max Height: the height limit for this building type. The lower of the max height and any applicable zoning height limit will apply. Set this to reflect constraint based on construction type or building code.

  • Min and Max footprint: the minimum and maximum footprint (lot) area for this building. Default values are based on dimensions from common building types in North American markets.

  • Use Type: the program for this group of floors. Can be one or more use types in the same class, based on your development program. Default values are based on dimensions of common building types in North American markets.

  • Floor to Floor Height: the distance from top of slab to top of slab for this group of floors. Default values are based on dimensions from common building types in North American markets.

  • Efficiency: the ratio of net interior area (NIA) to gross floor area (GFA) for this group of floors. Default values are based on common building types in North American markets.

  • Number of Floors: the minimum and maximum number of floors for this group. The actual number of generated floors will vary in this range to meet your development program target GFAs. Default values are based on common building types in North American markets.

Advanced Settings

  • Lease Depth: the distance from the exterior facade to the core or corridor for this group of floors. Default values are based on dimensions from common building types in North American markets.

  • Corridor Width: the width of the double-loaded corridor for this group of floors. Default values are based on dimensions from common building types in North American markets.

To save the changes you made to a building type, click Save.

To delete a building type, click on the snowman menu next to Building Details and click Delete Building.

When you are done editing your building types and ready to move on to the next step, click Next at the bottom of the page.
