Total Hard Cost represents the aggregation of costs associated with Direct material costs/trade costs, General conditions, or any contingencies if the user’s assumption include them on the assumption sheet.

Summary Sheet

Total Hard Cost on the Summary Sheet includes the sum of all the hard costs with their associated floor areas from the Site and Building Assumptions Sheet (listed in below section)

Site and Building Assumptions Sheet

Site and Building Assumptions Sheet, Total Hard Cost represents:

  • Step 3: Direct material costs/trade costs associated with each use type

  • Step 2 - Additional Hard Costs: General conditions, Construction contingency, Owner contingency, Subcontractor bonds, Construction management fee, Insurance, Transit Authority Improvements, or any other hard cost that users want to include. These costs are associated with all buildings (vertical construction) on the project site.

Applied to multiple places in the financial model for example:

All buildings - All Parcels

Per commercial use type - Parcel 1

Per residential use type - All Parcels
