The ongoing yearly operating cost per use type per square meter or square foot.

An operating expense (Opex) is an expense a business incurs through its normal business operations such as payroll for building staff (doormen, janitorial), equipment, inventory costs, marketing, insurance, etc.

How this is used

Opex per net floor area is used for calculating the NOI (and EBITDA for floor areas assigned to be hotel use types) through being subtracted from the annual rent (or/and other revenue) per net floor area for a use type.
