✅ Where This Data Comes From
All sales in DAS are sourced directly from the Valuer General data, provided via PropTrack. This ensures sales information is as accurate and up to date as publicly available records allow.
🔍 Why a Sale Might Show as $0
There are a few common reasons:
1. Related Party Transactions
Some properties are transferred between related parties — such as family members, business partners, or trusts — for $0 or a nominal amount. These transactions are legally recorded, but no market price is exchanged.
2. Unvetted / Unverified Sales
Sales data from PropTrack includes all transactions, but not all have been vetted or approved by a valuer. With DAS you can approve or ignore certain sales (and optionally include them in a Sales Analysis, Property Report or Appraisal Report as a comparable)
3. Data Inconsistencies or Gaps
Occasionally, a property sale might be registered without a final price due to administrative delays or data mismatches in the original government records.
💡 Tips for Working with $0 Sales
If a sale seems important but shows $0, check if it’s older than your current sales filter (e.g., 3 years) — adjusting your filters might help it appear with more context.
Consider toggling on additional data points (e.g., Custom Fields or Sales Status) if your workflow includes vetting or tagging sales manually.
If the sale is relevant for your valuation, you can approve it and assign a custom value by clicking the 3 dots in the top right hand corner and click the drop down to include your own information. Additionally you can then turn this into a sales Analysis if you're on a valuation workflow to provide even more insight(if enabled on your account).
