Understanding the Mortgagee Layer & Title Interests in DAS (New Zealand Only)

The Mortgagee Layer in DAS NZ provides insight into who holds the mortgage on a property. This powerful feature helps you identify lending institutions tied to land titles directly within the platform.


🏦 How to Use the Mortgagee Layer

  1. Open your desired map view in DAS.

  2. In the Layer panel (icon with stacked boxes at the top right), toggle on Mortgagee.

  3. Parcels with known mortgage holders will appear highlighted.

  4. Hover over any highlighted parcel to view:

    • Title number

    • Owner name

    • Mortgagee institution (e.g., The National Bank of New Zealand Limited)


🧾 Accessing Title Interests via the Title Layer

You can also view detailed title interest history by following these steps:

  1. In the Layers panel, toggle off Rateable Property and toggle on Titles.

  2. Click on any title to open the Property Information panel.

  3. Scroll down to the Overview section and look for the Interests area.

  4. Click "Show Interests" to expand a timeline of registered title events and mortgage history. Example entries might include:

    • Mortgage transfers and discharges

    • Name changes

    • Land improvement agreements

    • Lodgement timestamps

These records provide essential legal context for land transactions and ownership transitions.


🔎 Alternative Access via Rateable Property Selection

You don’t need to use the Titles layer to find this info:

  1. Click on a Rateable Property with the Rateable Property layer toggled on.

  2. In the property panel, scroll to the Titles section.

  3. Click on an individual title.

  4. A new title-specific panel will appear. You’ll see the mortgagee details and can again click Show Interests to reveal historical entries.

  • Information is updated bi-monthly and may be up to 4 weeks old.

  • Interests lodged but not yet registered may not be visible.

  • This is not a substitute for the Official Record of Title.

  • Ensure use complies with The Privacy Act 2020 and other relevant regulations.


This feature is only available on the New Zealand version of the DAS platform. The mortgagee layer and title interest details are not available for Australian users.
