Creating a Sale Analysis

There are two types of sale analyses that be created in DAS. These allow you to input your own information about a rural property sale which we receive from the Valuer-General and then geo-spatially map it out in the platform.

The two types of analyses are simply, a normal Sale analysis and Custom Sale. The only difference is that a Custom Sale is done against a Custom Farm which is built out prior to completing the analysis.

Once a Sale Analysis is created it can be simply added as a Near-by Sale to a Property Report or act as a Comparable Sale in an Appraisal Report.

To begin with, you'll need to locate your subject property and navigate to the 'Sales' section of the property panel.

Hovering over the sale ticket will highlight what portion of the property was sold. If this is accurate there is no need to build out a Custom Farm to then produce a Custom Sale. If incorrect, you'll need to build out a custom arm and click the 'Add' button seen above the sale ticket. This will generate a new sale ticket, you can carry then carry on with the workflow below.

Now click the 'Approve' button and then 'New Sale Analysis'. This will open up the report for you to fill out the provided fields on the right of the mapping screen. Click on the arrow on the right of each field being and fill out the aspects of the sale to your preference. The fields included are:

  • Sale Details

  • Overview

  • Inclusions

  • Improvements

  • Land Values

  • Analysis Summary

Once completed, clicking the 'Save changes' button at the bottom of the report will generate the Sale Analysis against your subject property. Close the report by clicking the X at the top right hand of the report, this will drop a circular pin on top of the property with its colour representing the year of the sale. i.e. Yellow = sold in 2021
