The estimation of my property
Real estate estimation is a science. We have partnered with the European leader in the sector, Price Hubble. Thus, we give you access to a solution usually reserved for professionals such as asset managers (ex: SCPI) or real estate agents.
How does this work?
PriceHubble's technology uses historical information, like notary databases and property records, along with machine learning to provide increasingly accurate property value estimates. Even better, the estimate evolves with the market! We update it at least once a week, which allows you to have a very precise vision of the value of your real estate assets.
Each property value estimate comes with a confidence score: Low, Medium, or High. We also examine property transactions and listings in the same area over a year, and then compare the price per square meter to the market average. Based on this comparison, properties are scored as below market average, market average, or above market average.

🇳🇱 the Netherlands
⚠️ French overseas departments and territories (Guadeloupe, Martinique, French Guiana, Réunion, Mayotte, New Caledonia, French Polynesia, Saint-Pierre-et-Miquelon) are not covered by the automatic valuation.
⚠️ Only "Apartment" and "House" properties are supported at this time. For other types, such as buildings, automatic estimation is not available.
My property cannot be valued automatically: what happens?
If your property is outside the covered countries, or is neither an apartment nor a house, Finary cannot value it automatically. Its value is then based on the purchase price including fees: purchase price + notary fees + agency fees + renovation fees + furnishing fees. Every fee you enter therefore increases the displayed value of the property.
To avoid this, fill in the Current valuation field with the property's real value: it then takes precedence over that calculation, and you can record your fees in their own fields without inflating your net worth.
ℹ️ Notary, agency and renovation fees are counted in the "Invested capital" tile. Furnishing fees are not.
Get a personalized estimate
Indicate all characteristics of your property to get the most accurate estimate possible. The PriceHubble technology lets you go to an extremely high level of detail. Provide as much information about your property as you can, and the estimate will be more accurate!
⚠️ Enter the full address, including the street number and street name. If you select only a city or a postcode, the estimate is based on the average for that municipality and can differ substantially from your property's real value, even when the confidence score is high. The address cannot be edited after the property is created, so correcting it means deleting the property and adding it again.
Recent improvements on the estimates
We recently updated the flow to add real estate adding & moving some fields to better match Price Hubble API latest requirements:
New - Energy label - Available for all assets - Previously unavailable, we can now set the DPE (from A to G) which will give a more precise valuation.
New - Land Surface - For House type only - Previously unused, we can now set the surface of the land (including the building).
Updated - Building Year - Available for all assets type - Replaces “Construction Period” - We can now set a specific construction year for the asset. We previously used a range (e.g. from 1950 to 1970), while Price Hubble was waiting for a specific date. This will allow more precision on the valuation.
For existing Real estate in the app, we fallback on the first date of the range. We advise you to update this field.
Updated - Garden - Becomes available for Apartment only (For ground floor apartment for example).
Updated - we’ve reworked the “Quality & Conditions” to allow more clarity in what each field represent - We previously used stars without any details which made things hard to understand for the users.
Updated - We’ve added a tooltip on the “New” checkbox - This field created some confusion or misinterpretation among users, we’ve added a tooltip to help users understand what we mean by “New” : An asset under construction or recently delivered (under a year).
This field has a big impact on the valuation, therefore users that ticked that in the past might want to reconsider this.
How often is my estimate updated?
The estimates are updated automatically every week. You don't have to do anything.
