What is a Grantor vs. a Grantee?

There are so many legal terms we care about when it comes to real estate and inheritance. Grantor and grantee are two legal terms among many, and they refer to the parties involved in the transfer of ownership of property.

Grantor- The person transferring their interest in the property.

Grantee- The person receiving an interest in the property.

In a deed transferring real estate, there are three important parties whose names and other information must be visible in order for the deed transfer to be effective- grantor, grantee and the notary.

Finding the grantor and grantee on a deed- Usually, the grantor and grantee are listed at the top of the document on the first page. Although many deeds will state the terms grantor and grantee, not all do. So, you should look for language that describes the action of a party(ies) conveying/transferring the property to the other.
