What is a finished vs. unfinished basement?

A finished basement is a livable, insulated space. An unfinished basement has exposed concrete, joists, and minimal insulation.

When you're scanning, we ask whether your basement is finished or unfinished because the two heat-and-cool very differently.

Finished basement

  • Fully converted into livable space, like the rest of your home.

  • Insulated, framed, and drywalled.

  • Has electrical wiring, lighting, and usually flooring.

  • Examples: a family room, home office, guest bedroom, or media room in the basement.

Unfinished basement

  • Concrete floors, exposed joists or rafters overhead.

  • Visible ductwork, piping, and wiring.

  • Minimal or no insulation in the walls.

  • Often used for storage, laundry, or mechanical equipment.

Partially finished? Choose whichever description matches the larger portion of the space.
