Why You May Need to Add an Offer Manually
Not every deal comes through the Investorlift marketplace. When a buyer reaches out directly or a deal originates off-platform, you can still record and manage it inside Investorlift by adding the offer manually.
This guide walks you through each step - from adding the buyer to updating the property status once the deal is done.
Step 1: Add Buyer Information
Before creating a manual offer, the buyer must exist in your Investorlift account.
Navigate to the Buyers section and click "Add Buyer." Fill in the buyer's name, contact information, and any other relevant details. Once saved, the buyer will be available on your buyer list for this and future deals.

Step 2: Access the Offers Section
Once the buyer is added, go to the Offers tab in the left-side menu and click "Create Offer."
Step 3: Select a Buyer
On the Create Offer page, locate the Buyer Name section and click "Select Buyer."
Search for the buyer by name, email address, or geotags. Once you find the right buyer, click "Select Buyer" to confirm.
Step 4: Fill Out Offer Details
With the buyer selected, complete the rest of the offer form. Include the offer price, property address, and title company. Make sure all required fields are filled in before saving.
Click "Save Offer" to create the offer.
Step 5: Set Property Status to Pending
Once the offer is saved, update the property status to Pending. Use this status for properties that have an accepted offer but have not yet closed.
Go to the Properties tab in the left-side menu and open the relevant property.
Find the status field and change it to "Pending."
Click "Save Property" to apply the status change.
Step 6: Set Property Status to Sold
Once the deal closes, update the property status to Sold to mark it as complete in the system.
Go to the Properties tab, locate the property, and open it.
Find the status field and change it to "Sold."
Click "Save Property" to finalize the status change.
Your manual offer is now recorded, the buyer is associated, and the property status reflects the deal's current stage - keeping all your off-platform transactions organized inside Investorlift.
