General Advice

Local validation requirements here

Isle of Wight’s BNG level is set at 10%.

The NPPF states: "applicants are encouraged to consider biodiversity net gain early in the development process and factor it into site selection and design. Where appropriate, they should discuss the biodiversity net gain requirements for their development upfront with the relevant local planning authority utilising any pre-application advice services offered by them. This could help establish whether development proposals would be subject to biodiversity net gain and, if they are, enable feedback on the proposed strategy for achieving the biodiversity gain objective and consideration of the Biodiversity Gain Hierarchy to inform the design of the proposals"

Specific Requirements

Specific BNG Requirements are set out in Policy 3.5 and 6.26 of the Draft Island Planning Strategy (July 2021 version).

3.5 The Island is a UNESCO Biosphere Reserve and benefits from a high quality and attractive environment. IPS policies will protect, and wherever possible, seek to improve all the positive aspects including the AONB, trees, heritage assets and ecology as well as introducing a new dark skies park in the south west of the Island. The IPS will also require a biodiversity net gain of 10 per cent from all new development.

6.26 Developments must also demonstrate biodiversity net gain through the completion of a biodiversity metric to be submitted as part of any planning application. Where relevant, applications with a net gain of residential dwellings or tourist accommodation must demonstrate nitrogen neutrality in line with the council position statement and latest guidance from Natural England.

Please note that a new Island Planning Strategy is currently in consultation.
