Learn how to manually add properties to your CORE Present Comparables.

When building your Comparables sheet within CORE Present, you may occasionally run into properties that have inaccurate or missing MLS data. This includes off-MLS properties, For Sale By Owner (FSBO) listings, or properties with missing data due to MLS ingestion delays. These issues can lead to noticeable gaps in your comparables.

To avoid this, you can leverage the Custom Comparables feature, which allows you to manually add properties that are not currently being pulled into the MLS, or properties with incomplete MLS data. This ensures more accurate and customized property evaluations for your contacts.

Adding & Removing Custom Comparables

To add a custom comparable to your presentation, open the Build CMA tab and select the Add Off-MLS Comparable.

If you are adding an on-MLS property using its MLS ID, and it returns an error due to missing required data (such as location information), you will be prompted to create a custom comparable instead.

On the next screen that appears, you will be required to add additional details about the off-MLS property. All required fields will be marked with an asterisk (*), while optional fields can be added separately. Once finished, click on Add Comparable to continue to the next step.

Once you've added a custom comparable, it will appear at the bottom of the property details section in CORE Present.

To edit the property details for any of your added custom comparables, click the pencil icon, which will reopen the custom comparable menu allowing you to add or edit fields. If you would like to delete a previously added property, click the trash icon.

Updating a Presentation with Custom Comparables

If you are updating an existing presentation with custom comparables included, the system will preserve those settings. You will see a pop-up prompting you to either update your existing comparables, or continue without making any changes.

You can click on Update Comparables to make changes to the property details. Otherwise, you can select Continue Without Updating to return to the CMA builder.

Presentation Features & Limitations

When a custom comparable is added to a presentation, they will have a source tag (e.g, Agent) to differentiate them from properties pulled in naturally through the MLS.

Note: For buyer tours, custom comparables are limited to active properties only. Otherwise, you can add any property to your comparables regardless of the listing status.
