Residual land value is a method for calculating the value of development land. The calculation subtracts from the Gross Development Value, all costs associated with the development (not including the land itself). and profit.

The amount left over is the residual land value, which tells the developer how much they can pay for a piece of land to achieve their desired profit margin.
