Basic Level membership is the cheaper level of membership on Landlord Law.  You can find out more about the differences between Basic and Business Level memberships here.

However, we still have an awful lot of help and guidance for our Basic Level members.

The  Rent Arrears Action Plan

Most landlords want to evict tenants because they are not paying rent.  To help with this we have a special section of the site which looks specifically how you deal with this issue - from the day after the first default on payment.

So the plan looks at all the things you need to do right at the start (if you act quickly you may be able to resolve the problem without all the bother of having to go to court), and then again once the second months payment falls due.

That is when you can serve your ground 8 notice and, if the tenant is in receipt of benefit, contact the benefit office and ask for it to be paid direct to you (we have a letter for this).

The plan then considers what your options are if you need to go for possession proceedings.

The Landlord Law 'Trails'

I have already discussed the free Which Possession Proceedings guide in the article on our free services. We also have two other trails though, which will be useful:

  • The deposit trail - so you can check that you have dealt with your deposit property (failure to comply with the deposit rules can be a bit problem), and

  • The Section 21 Guide - which goes over all the myriad of things you need to comply with all the section 21 rules.

The Possession Notices

Before you can issue your possession proceedings, you need to have served the correct possession notice and the notice period must have expired.

The Members Discussion Forum
