12 STEPS
1. Under details, select from the drop down whether the LTT affidavit will be executed by the client or solicitor
2. Select what the LTT rate is based on from the drop down; residential, commercial or apportion
3. Click the lock icon to unlock the monies paid or to be paid in cash and edit any figures, if necessary
4. If applicable, click apply chattels and other considerations and you can enter in the value of all chattels as well as the amounts of other considerations
5. If your client is a first time home buyer, click apply first time home buyer refund and enter the percentage claimed
6. Select to apply MLTT calculations, if applicable
Note: this will auto-select if you select the LRO as Toronto
7. If applicable, click apply NRST (Non-Resident Speculation Tax). This will allow you to enter the percentage applied and the NRST Remittance Receipt Number. You can also apply the MNRST (Municipal Non-Resident Speculation Tax), if applicable
8. To create your prescribed confirmation number, click go to Teranet Express
9. You may then enter the prescribed confirmation number here
10. If you would like to remove or change where your LTT and MLTT amounts are displayed for a particular file, click edit finance settings
11. Select from the drop down menu where you would like your LTT & MLTT amounts to show on your file
12. Click save
