How to Complete a Title Search

Here is our step by step article on title searching in Closer with Teranet Connect.

1. Click property

2. Click title search

3. Enter in your Teranet credentials and click log in

Note: Your username would be the same as Teraview, but your password would be different

4. Click create docket

5. Select your preferred search criterion by selecting a button for either owner, address, PIN or instrument number

6. You can click the green text box to quickly add the search criterion, or manually add those details

7. Click search

8. Click or unclick include deleted instruments, if applicable

9. Click purchase

10. Click continue

11. Click on the parcel register PDF icon to download a PDF to print or save to your computer.

Note, the last instrument number will appear on the parcel register PDF icon when you hover over it

12. You can view, print or download the document here

13. Next you can sync applicable information to your file

14. To add the vendor on title to your file click the select vendor drop-down

15. Click create to add a new vendor, or you can quick add them if the client is already entered in Closer already

16. Fill in the client information and click create

17. The toggle will automatically be selected to sync your parcel information

18. Click continue

19. Select the applicable instruments you would like to purchase by clicking the checkboxes

20. Click purchase selected

21. Click continue

22. If applicable to your search, click purchase map to complete your adjacent analysis

Note, you will only be able to purchase the map up to 24 hours after purchasing the parcel register

23. Select which PIN(s) you wish to purchase by clicking on the checkbox

24. Once you have selected the PIN(s) you would like to search, click purchase selected

25. Click on the PDF icon to access the adjacent parcel registers

26. Click continue

27. Parties associated to this file will appear in the parties box. You can also click add to search other names not listed

28. Select the parties you wish to search by clicking the check boxes, and click purchase writ search

29. Beside the parties names you will see a "C" for clear search or "E" for
execution certificate

30. Beside certificate date, you will see the date(s) the parties were searched

31. Click on the PDF icon to view the execution certificate

32. To view the writ details report, click the checkbox and click purchase selected

33. Click the PDF icon to access the writ details report

34. Click debt to add the details of your writs to your bills or debts tab

35. Enter the bill or debt details and click save

36. You can also add the execution to your requisitions tab by clicking the req.

37. Edit the requisition details and click add requisition

38. Click continue

39. Click view and sync

40. Here you can see a breakdown of your docket, which comes directly from Teranet Connect, and will auto-sync to your statement of account or trust ledger

41. Once you have reviewed your docket, click close

42. Click complete

43. You have now completed your title search! You can also re-purchase the parcel register by clicking re-purchase parcel if need be

Any other instruments and writs can also be purchased at any time after this stage
