Average Listing Revenue

What does a typical property actually take home in this market?

Listing revenue answers this by showing you the average monthly earnings for booked properties. Here’s how we calculate it:

Avg. Listing Revenue = Total revenue earned by every STR in a month

÷

Number of unique listings with a booking in a month

Note: Revenue figures include cleaning fees and any host discounts applied. OTA service fees are excluded.

Checking out average listing revenue is a great way to spot the seasonality of a market. Large average listing revenue spikes typically correlate to peak seasons in a market, when demand is high, while large dips can be considered “off seasons” where you’ll need to be more strategic to stay booked.

Let’s take a look at a sample chart from Orlando, Florida:

  • Spring Break Surge: We see a big surge in avg. listing revenue in March. March is a big spring break month in the United States, when lots of families go on vacation. So it’s no surprise that the data shows March is peak season in Orlando, with the theme parks bringing lots of visitors to the area.

  • Summer Slide & Fall Dip: After the spring rush, revenue takes a dip in May before picking back up for summer vacations in June and July. The deepest valley is in September. In Florida, this "fall shoulder season" is a common challenge where occupancy often is lower.

  • The Year-Over-Year Win: Look at that +2.4% in the top right corner. That's the most important stat for your long-term strategy. It tells you that even with the monthly swings, the market is performing better on avg. listing revenue than it was last year.

Revenue Pro Tips

To get the clearest picture of your specific niche, be sure to use our filters to drill down into how avg. listing revenue in a market changes based on:

  • Bedroom/Bathroom Count

  • Property Types

  • Amenities

  • Price Tier

  • Ratings

  • Review Count

  • Days Available

  • Professionally or Self-managed

Once you apply filters, you can save time by saving them as a custom filter. For example, if you’re tracking 3-bedroom luxury spots in Orlando, Florida, just save your filter set. Next time you log in, select it under "Apply a Saved Filter" and get right to work.

Keep in mind that when it comes to STR markets, location is everything. While the market average gives you the baseline, properties right next to major attractions (like Disney World in Orlando’s case) often see much stronger revenue performance than the market average. Use our heatmaps and submarket rankings to understand what neighborhoods offer the greatest revenue opportunity.

We also provide these monthly revenue figures going back several years on the revenue page, so you can track long-term trends and make moves with total confidence.
