Booking Demand: How does demand change over time?

This chart is your best look at the total volume of travel happening in an area.

It tracks:

  • Listing Nights Booked: the total number of nights guests stayed in this market

  • Booked Listings: the number of unique properties that secured at least one booking

Looking at the number of nights and listings that are booked helps you spot the seasonality of a market, and measure a market’s health. Let’s take a look at some trends in this sample chart from Orlando, Florida:

  • Seasonality: The highest demand months in Orlando are March and July, when families head to the theme parks for vacation. The deep valleys in September show you exactly when the market demand takes a breather. Knowing these predictable dips helps you manage your revenue expectations and plan your year.

  • Market Health: In the top right, we’re seeing a +2.6% increase in nights booked for the most recent month (December 2025). Positive year-over-year growth shows that more people are booking short term rentals in the market and demand is trending upward which is a good sign.

  • Booked Listings: By tracking "Booked Listings" (the pink line), you can see how many properties are actually winning bookings. In Orlando, this line peaks in the spring, summer, and winter holiday season.

High demand is the engine that drives your revenue potential. If you see positive growth in bookings, and occupancy rates are rising in your market, it’s often a signal that there is room to be more aggressive with your nightly rates (ADR).

A broad market view could hide any hidden gems. While 1-bedroom condos that cater to couples and business travelers may be seeing declining demand, you might find that demand for luxury 6-bedroom homes that can host large gatherings is growing in your market. Filtering lets you hone in on where there is the most growth and opportunity in your market.
