Average Daily Rate by Bedroom

Think of Average Daily Rate (ADR) by Bedroom as your guide to the market's "pricing ladder". While location sets the stage, your bedroom count is the primary lever that determines your nightly price tag.

Note: Revenue figures include cleaning fees and any host discounts applied. OTA service fees are excluded.

Understanding how rates scale with size helps you identify where the strongest revenue lift lives:

  • The Bedroom Premium: In most markets, ADR typically increases with every room you add because larger properties can host more guests. This "revenue lift" is a key metric for investors looking to optimize their ROI.

  • Identifying Value Jumps: By tracking these rates, you can see exactly where the biggest jumps in pricing occur. If the price difference between a 3-bedroom and a 4-bedroom is massive, but the acquisition cost is similar, that’s a clear signal of where the opportunity lies.

  • Responding to Demand: Monitoring how these rates shift by bedroom count over time shows you which property sizes have the most pricing power in the current market.

Taking a look at Orlando, Florida’s data, we see a very clear and dramatic pricing hierarchy, where high-capacity homes truly dominate the field:

  • The Big House Bonus: The 6+ bedroom category (pink) is in a league of its own, with ADRs frequently averaging above $450 a night. This massive premium reflects Orlando's status as a top-tier destination for multi-family groups who are willing to pay for the space and amenities of a large estate.

  • Consistent Scaling: There is a reliable staircase effect across the chart. A 5-bedroom home (orange) consistently maintains a lead of about $75–$100 per night over 4-bedroom properties (purple), which in turn stay well above 3-bedroom units (gold).

  • Steady Rates for Small Units: 1-bedroom (dark blue) properties have the most stable pricing, but also the lowest ceiling, generally staying under $150 per night. While they offer lower investment entry costs, they don't capture the same seasonal price spikes seen in larger homes.

ADR Pro Tip:

To get the clearest picture of your rate performance, use our filters to drill down to the properties that are similar to yours in property type, bedroom count, and amenities. A 4-bedroom home with a themed game room and private pool will have a significantly higher ADR than a standard 4-bedroom unit without high end amenities. Filtering helps you benchmark your performance against properties exactly like yours.

Filtering can also help you decide whether an upgrade is worth the investment. For example, if you’re thinking about adding a hot tub to your four-bedroom property, filter for similar listings that already have a hot tub and see how their rates compare to yours. That can give you a realistic sense of how much you might be able to increase your pricing if you make the upgrade.
