Listing Filters

Bedrooms

Filter properties by number of bedrooms available.

Why it matters: Bedroom count is one of the biggest drivers of price, guest demand, and who a property attracts. Filtering allows you to look at performance by property size.

Bathrooms

Filter properties by number of bathrooms available.

Why it matters: The number of bathrooms available can impact guest comfort and affect pricing. Filtering allows you to compare to properties with similar layouts.

Number of Guests

Filter properties by the number of guests they can accommodate.

Why it matters: Guest capacity shapes pricing, occupancy, and booking patterns. Filtering allows you to analyze the performance of properties serving similar group sizes.

Listing Type

Filter properties by listing type—an entire place, a private room, or a shared space.

Why it matters: Different listing types appeal to different travelers and have unique pricing and demand patterns. Filtering helps you compare to properties offering similar guest experiences.

Real Estate Type

Filter for apartments, houses, bed and breakfasts, or unique stays.

Why it matters: Guest expectations, pricing, and performance can vary by property type even if guest capacity is the same. Filtering helps you compare to similar listings.

Amenities

Filter properties by the amenities they do or don’t offer.

Why it matters: Filtering by amenities helps you benchmark against listings with similar amenities and evaluate the revenue potential of adding new amenities.

Price Tier

Filter properties by pricing segment. We assign price tiers to properties based on bedroom count and their average daily rate.

  • Luxury: Properties in the top 20% of average daily rates for their market and bedroom count.

  • Upscale: Properties in the 60th–80th percentile of average daily rates for their market and bedroom count.

  • Midscale: Properties in the 40th–60th percentile of average daily rates for their market and bedroom count.

  • Economy: Properties in the 20th–40th percentile of average daily rates for their market and bedroom count.

  • Budget: Properties in the bottom 20% of average daily rates for their market and bedroom count.

Why it matters: Properties at different price points vary in quality and attract different guests. Filtering lets you compare performance with listings in a similar price range and understand what it takes to move up in price.

Review Rating

Filter properties by their average review score.

Why it matters: Higher-rated properties get more OTA visibility, bookings, and revenue. Filtering lets you compare your performance against similarly-rated listings or see the performance boost for top rated properties.

Reviews Count

Filter properties by the number of reviews they have.

Why it matters: Properties with few or no reviews may be newer or less active, which can make their performance less representative of the market. Filtering helps you focus on more established properties.

Days Available

Filter properties by the number of nights they had available for booking in the last year.

Why it matters: Properties that have availability all year long have very different occupancy and revenue performance than properties that are only available part time. Filtering allows you to benchmark against listings with similar availability.

Professionally Managed

Filter to properties run by professional managers or independent hosts.

Why it matters: Professional management can influence pricing strategy, operations, and property performance. Filtering allows you to compare performance of professionally managed listings versus independently operated ones.

Managed Listings

Filter properties by host portfolio size—hosts with one listing or hosts managing multiple properties.

Why it matters: Larger operators often use different pricing and operational strategies than single unit hosts. Filtering allows you to compare your performance with properties run by hosts with similar scale and resources.

Search by Property Manager or Host ID (Advanced & Property Manager Tier Only)

Search for properties managed by a specific host or property management company by typing in their company name or Airbnb host ID. This search bar helps you quickly find properties from competitors, partners, or your own portfolio, and analyze their performance.

Listing Channel (Advanced & Property Manager Tier Only)

Filter properties by the listing channel(s) they are listed on.

Why it matters: Different platforms attract different guests and booking behavior, which can influence pricing and demand. Filtering allows you to compare the performance of properties that are only listed on Airbnb, only listed on Vrbo, or listed on both channels.

Price Variability (Advanced & Property Manager Tier Only)

Filter properties by how often they change nightly rates. Low variability properties keep their prices consistent all year long, while high variability suggests frequent adjustments, often using dynamic pricing tools.

Why it matters: Properties that adjust prices frequently often respond more actively to demand changes and can have stronger revenue performance. Filtering allows you to compare performance of different pricing approaches.

Market Filters

Listing Count

Filter markets by how many listings are in the market.

Why it matters: Listing count helps you gauge how established and competitive a market is. More listings typically signal a more mature market and greater competition for bookings. Filtering allows you to find the right size market for you.

Market Type

Each AirDNA market contains multiple submarkets that can vary in characteristic. A single market could include submarkets that are urban downtown areas, suburban neighborhoods, or waterfront communities. Market types are assigned at the submarket level, allowing you to identify specific areas within a market that meet your investment criteria.

Why it matters: Filtering by market type helps you quickly find the kinds of locations that match your strategy—whether that’s beach, mountain, lake, urban, or rural destinations—even within larger, mixed markets.

Demand Driver

For each submarket, we’ve identified the demand drivers that explain why travelers visit the area. These drivers highlight the core attractions or institutions that generate consistent visitor demand. Common demand drivers include ski resorts, national parks, universities, wineries, airports, military bases, lakes, golf courses, and arts districts.

Since each market contains multiple submarkets that may attract visitors for very different reasons, we’ve assigned demand drivers at the submarket level.

Why it matters: Filtering by demand driver helps you identify the market neighborhoods that are powered by the kinds of travel demand you want to target and compare performance across destinations that attract similar types of guests.
