What is the Difference between Property Type and Community Type?

In NIC MAP, you will see a variety of both property and community types listed that represent the unique segments of seniors housing care. The below describes the variances between how these types are reported in the NIC MAP portal.

Property Type ( i.e., Majority IL, Majority AL or Majority NC) is the industry’s traditional categorization where each property is classified by its plurality care segment (that’s referenced as Majority) and for which:

  • Memory Care (MC) is considered a subset of
    assisted living (AL); and

  • Individual CCRCs/LPCs also are classified according to their plurality care segment (i.e., IL, AL, or NC); and therefore, property type market aggregates are inclusive of their respective CCRCs/LPC properties.

Community Type (i.e., IL Community, AL Community, MC Community, NC Community, or CCRCs/LPC) is a new categorization where each community is classified by its plurality care segment, except for those cases where both IL and NC care segments are present that are defined as CCRCs/LPCs, and for which:

  • Memory Care (MC) is considered a distinct care segment and not a subset of assisted living (AL); and

  • CCRCs/LPCs are not included in other community type market aggregates.
