What information is indemnified?

Other than Offical Copy documents from the Land Reg, most information is for information only but gives you an indication so you can get started whilst waiting for your official searches.

Indemnified data:

  • Official Copies carry the Land Registry's indemnity. When you order an Official Copy on Orbital Witness you will get the latest version in real-time (unless there is a pending application, in which case you will receive a back-dated version).

Not technically indemnified data:

  • The non-PDF register, analysis page and Word reports are taken directly from the Land Registry's digital version of the register which is created from the same data set as the Official Copy PDF. Whilst it does not carry their indemnity, they state:
    "You can also be confident in the fact that the data you use is the best available as it is extracted directly from the same source data as the Official Copy"

Information only:

  • Title boundaries on the map (which is used for the "draw on map" search feature) are from the National Polygon Service (aka Map Search) and are updated monthly. You can check when data was updated at the bottom-right of the map "Boundary data for indicative user only - updated MONTH". Boundaries should reflect what you see on Map Search and (like Map Search) are for indicative use only. Recent leaseholds title boundaries often reflect the extent of the freehold or parent leasehold, rather than the specific leasehold.

  • Ownership information (where not directly on the register), including data used for the "search by owner" feature, comes from the Land Registry Corporate and Commercial Ownership Data (CCOD) and Overseas Companies Ownership Data (OCOD). The Land Registry update this monthly and it is not indemnified (nor is a Land Registry PN1 search).

  • Day list entries (application enquiries) are not indemnified (same as on the Land Registry portal) and are updated as of the time of enquiry/refresh.

  • Road adoption status and public rights of way information is taken from Ordnance Survey. They collect digital data from Highways England and Local Authorities across England and Wales periodically. This information is for indicative use only and does not show the extent of an adopted road. You can check when data was updated at the bottom-right of the map "Highways maintenance data for indicative user only - updated MONTH".

  • The aerial map layer comes from Microsoft and our Site Visit's Street View and aerial map are from Google. They use a combination of images (from a variety of times) and processing techniques to create a ‘mosaic’ map. The end-result appears very clean but does not represent a single point in time so you cannot draw conclusions about the state of the property at a given date.

  • Planning application data is updated frequently by our multiple data providers. It may take a week or so for a new application on the Local Authority website to start appearing in Orbital Witness.
