How to Set Up Amenity Fees

Learn how to configure fixed price or hourly fees, deposit accounts, revenue categories, and cancellation fee rules for your amenities

Amenity fees can be configured when you first create an amenity or added later by editing an existing one. To add fees to an existing amenity, open the amenity and click Edit Details, then scroll down to the Pricing section.

Fee Types

To add a fee, select Fee-Based, which offers two pricing options:

Fixed Price — The homeowner is charged the same amount regardless of how long they book the amenity. For example, if the amenity allows bookings between one and four hours, the price stays the same no matter what duration they select.

Hourly Rate — The fee is calculated based on the length of the booking. For example, at an hourly rate of $50, a one-hour booking costs $50 and a four-hour booking costs $200.

Deposit Account and Revenue Category

Both fee types require a deposit account and a revenue category. The deposit account determines where the funds go once the homeowner pays for the booking. The revenue category controls where these fees appear on your reports.

Cancellation Fee Rules

If you'd like to charge a fee when a homeowner cancels a booking, you can enable this in the Cancellation Fee Rules section. Cancellation fees are routed to the same deposit account and revenue category as the booking fee.

The cancellation fee is tied to a time window. For example, you may not want to charge a fee if the homeowner cancels a week out, but you may want to apply a fee if they cancel within one day. The available time windows are one, two, or three days, or one week before the booking.

The fee can be configured to apply to cancellations only, or to both cancellations + reschedules—meaning the homeowner would be charged even if they reschedule their booking for another time.

When a booking is canceled, the booking fee invoice is deleted from the homeowner's unit. If the cancellation falls within the configured time window, a cancellation fee invoice will be created.

You can also add optional text to explain the cancellation policy to homeowners.

Review and Save

Once all pricing and cancellation rules are configured, click Review to confirm everything, then Save and Apply.
