Getting Started
To create an amenity, navigate to Amenities > Amenity Scheduling and click the Create Amenities button.
Start by entering a name for the amenity, then add a brief description in the details field. If you'd like help writing the description, the AI Assistant is available in the toolbar of the text box. It can generate a full description for you or make improvements to what you've already written.
Upload an image for the amenity, then select whether this is a single amenity or a group of identical spaces. The group option is useful if you have multiple tennis courts, grill areas, or other identical amenities and you want to create a scheduling block for each individual space under one listing.
Setting Availability
Select which days of the week the amenity is available and customize the hours for each day. You can also add multiple time blocks per day—for example, a two-hour morning block and a four-hour afternoon block.
Booking Rules
Booking rules control how reservations work for this amenity:
Minimum and Maximum Duration — Set the shortest and longest booking allowed.
Start Time Increments — Control when bookings can begin.
Booking Limits — Bookings can be unlimited or capped at a set number per homeowner.
Buffer Time — Set required gaps between consecutive bookings.
Booking Approval
If you'd like an administrator to approve bookings before they're confirmed, you can enable this option. Approval alerts can be sent to all administrators on the account or routed to a specific one. Any admin or user with read/write access to amenities can approve bookings regardless of who gets the alert.
Fees
Amenities can be free or fee-based. If fee-based, choose between an hourly rate or a fixed price, then select a deposit account where fees will be collected and a revenue category so fees appear correctly on your reports.

Agreements
If you'd like homeowners to agree to terms before scheduling, you can enable this option. The agreement can be entered as basic text or uploaded as a document.
Cancellation Fees
If you'd like to charge a fee when a homeowner cancels a booking, you can configure the time window the fee applies to, the fee amount, and optional text to give homeowners context on the policy.
Review and Save
Once everything is configured, click Review to confirm your settings, then Save and Apply to create the amenity.
