Days on Market & Days Under Contract

In this article, you will see the following rules for calculating days on market (“DOM”), cumulative days on market (“CDOM”), and days under contract (“DUC”) for Baldwin listings.

Listing status rules

Coming Soon

Does not accrue DOM, CDOM, or DUC

Active

Accrues DOM and CDOM

Active Under Contract

Does not accrue DOM and CDOM; accrues DUC, but if status goes back to Active, DOM continues to accrue from when the listing became AUC and DUC does not accrue

If listing goes from AUC to Active, DUC still shows in addition to DOM

Pending (In Contract)

Does not accrue DOM and CDOM, accrues DUC, but if status goes back to Active, DOM continues to accrue from when the listing became Pending and DUC does not accrue

If listing goes from Pending to Active, DUC still shows in addition to DOM

Temp Off Market/Hold

Does not accrue DOM, CDOM, and DUC

Withdrawn (Off-Market)

Does not accrue DOM or DUC, but if re-listed within 60 days, CDOM uses the previous listing CDOM value as the start value

Expired

Does not accrue DOM or DUC, but if re-listed within 60 days, CDOM uses the previous listing CDOM value as the start value

Canceled

Does not accrue DOM or DUC, but if re-listed within 60 days, CDOM uses the previous listing CDOM value as the start value

Leased (Closed lease)

Does not accrue DOM and CDOM

Sold (Closed sale)

Does not accrue DOM, CDOM, and DUC

Listings that transition from a non-accruing DOM status to an accruing status resume their DOM from the previous DOM count.

Example:

  • Active listing has a DOM of 10 days and the status becomes Pending (In Contract).

  • While Pending, DOM and CDOM does not accrue

  • 5 days later, listing then goes back on the market as Active instead of closing.

  • Once Active, listing continues DOM count from previous value of 10, so long as the listing was Pending for 30 days or less.


Carry-over scenarios:

  • CDOM carries over for a listing when all of the following criteria are met:

    • Listings share the same property address including Unit #

    • The most recent listing did not end in a closed status of Sold or Leased

    • Listings are of the same type (no mixing sales and rentals) for current listing and previous listing

    • Property is re-listed in less than 60 days

  • CDOM transfers to the new listing regardless of current and previous listing agents, offices, or brokerages

  • CDOM is not limited to two listings provided the carry-over scenarios are met for multiple listings.

  • DUC is limited to each listing and excludes re-listings. Contract days are limited to the specific contract in question.

  • Note: All CDOM carry-over scenarios are subject to correct data entry by members. MLS staff will have the capacity to override each CDOM carry-over scenario.
