What should I enter if the year built is unknown?

If documentation is unavailable (for example, due to storm damage), use your best estimate:

  • If the foundation was completely removed, treat it as a new build

  • If the slab remains, use the original construction year of the slab

  • Include any updates or rebuild details in the property description

Where does Autofill get its information in the Add/Edit form?

Autofill pulls from tax records, CRS data, and other public records.

How do I add videos or Matterport tours?

You don’t upload videos directly. Instead, add the link in the Add/Edit form under:

  • Virtual Tour #1

  • Virtual Tour #2

  • Branded Virtual Tour

Where does Autofill get its information in the Add/Edit form?

Can an owner put a listing directly in the MLS as a For Sale By Owner (FSBO)?

Instead of entering a listing directly as an FSBO, those listings are typically entered as "Limited Service." For any further questions, contact the Baldwin MLS staff. You'll generally find the homeowner's information in the agent notes field.

What are the options to duplicate a listing?

Click the checkbox next to the listing you want to duplicate. In the action panel, select Duplicate. The listing will appear as a draft in your list. From there, click the pen icon to update the appropriate fields as needed.

What is the character limit for public remarks?

2,000 characters.

Are the rules around Coming Soon listings changing in Perchwell?

Baldwin MLS Coming Soon rules remain the same. Listings can remain in Coming Soon status for up to 30 days, may still be marketed during that period, and will continue to be syndicated through the normal channels.
