Questions about searching for listings, using search filters, and managing saved searches in Perchwell.

Can I search by school zone?

Yes, you can search using school-related filters.

How do I unhide listings?

Click the eyeball icon, then select the listings you want to unhide.

How do I search for a specific street name?

Go to the Street field and enter the name in quotation marks.

Example: “Fairhope Avenue”

Does it matter if I use the map search or filters first?

No, both work together. The map itself acts as a filter, so you can use it at any point in your search.

Can I customize the Quick Filters that appear at the top of my search results?

The Quick Filter options available today were identified by Baldwin MLS staff as the commonly used filters for agents. While you can't customize them just yet, changes are planned for Q3 2026 that will allow you to select your own filters.

How many saved searches can I have?

There is no limit on saved searches in Perchwell.

How do saved search alert notifications work? Do they come by text or email?

Saved search alerts are sent via email. You'll receive a notification each time a new listing matches your saved criteria.

Can I run multiple searches at the same time?

Yes. You can open a new Perchwell tab and run a different search at the same time. You can also save a search and return to it whenever you need.

If a client has access to a saved search I sent them, can they hide listings?

Yes. Clients can also add listings from their search page by updating the search criteria.

I drew a map search along the waterfront. Can I then exclude non-waterfront listings?

Perchwell offers waterfront and direct bay front view filters. Keep in mind the listing will show the information entered by the agents when they add their listings. For the most complete and accurate results, we recommend using the map's draw tool to create a custom boundary along the coastline to capture all relevant listings.

Is a public link the only way to send multiple listings at once?

There are a few options to share multiple listings with the client. You select multiple listings and share them via email or a public link, your client will see all the listings you shared and can use the arrow to browse through them. You can also tag mulitple listings and send a link to your client that way.

Can I select a school and then draw a shape on the map?

Currently, those two filters work as an "or" function rather than an "and" filter. That feedback has been shared with the product team. For now, we recommend drawing a radius around the school and double-checking that the school on the listing matches the school you're looking for.

Will I receive a notification if my client changes the search criteria?

Not at the moment, but that feedback has been shared with the product team.

How do I search for acreage?

To search for acreage, use the search filter “apx acreage” under the section “Location and Site Context”. Then enter a range in the “from” and “to” boxes.

How can I search by an MLS ID or multiple MLS IDs at once?

You can search for a single MLS ID by typing it into the universal search bar. You can also enter the MLS ID as a search filter under the MLS ID field using the Listing Visibility & Access filter. To search for multiple MLS IDs at once, separate each ID with a comma and a space. For example: 123456, 678901. Double-check that your status filters are set to the status of the listings you are searching for.

How do I find the radius or commute search tool?

Select the location pin on the map. You can search for a specific area or drop the pin directly on the map. From there, you'll see options for both commute and radius searches.

Can I search listings by neighborhood or subdivision?

Yes. Use the “Subdivision/Condo” filter under Location & Site Context on either mobile or web and enter the subdivision or neighborhood name.

Will contacts who have existing saved search emails from Paragon still receive those alert after the transition to Perchwell?

When Paragon is fully replaced by Perchwell, the client will no longer receive. search alert emails. During the Parallel Period, all saved searches will come over from Paragon with the alerts turned on. You will need to turn on search notifications for each Saved Search. You'll also want to turn search alerts off in Paragon for each search to avoid duplicate emails.

Can Perchwell create new filters that don't currently exist in the system?

While Perchwell can support the addition of new fields at the MLS level, any decision to add them must be approved by the Baldwin MLS Board of Directors.

What search fields can I export in a CSV file?

You can export any field that you can input into Perchwell when adding a listing.

How can I export my listing data into my CRM?

You can integrate your listing data into your CRM or other platforms through a broker-only feed via Bridge. Brokers have access to these feeds at no cost. Reach out to your MLS staff for details on how to set that up.

How often are the satellite images in the map updated?

Satellite images are updated every one to three years, which is the same cadence used by Google Maps. If a property has recent construction or changes, the map image may not reflect the most current condition of the property.

When I enter the street address in my Street Filter the results show me listings with only part of the name?
When searching for a name include quotation marks around the street name for an exact search
