Create a CMA with a Subject Property

In this article, you will learn how to run a comp search directly from a Listing Detail page, review and adjust your search criteria, and move into a CMA with your subject property already in place.

When to use CMA Subject Property

Use CMA Subject Property when you have the address of a property that you would like to run a comp for with similar listings. The CMA Subject Property feature allows you to quickly:

  • Find comparable listings for a seller pricing conversation.

  • Help a buyer understand what similar homes are selling for in the area.

  • Build a comp set faster without re-entering property details by hand.


Launch a CMA Subject Property search

Enter an address in the Universal Search bar and launch CMA Subject Property directly from the Listing Detail page.

Steps:

  1. Enter the address in the Universal Search bar at the top of the page

  2. Select the address from the results to open the Listing Detail page

  3. Click the three-dot menu to open the actions panel

  4. Review the pre-filled criteria panel

  5. Toggle any criteria on or off, or adjust the ranges to fit your needs

  6. Click Quick Comps to view results

πŸ’‘ You can also start a CMA Subject Property when previewing a listing on Search. Click the three-dot menu on the listing and select CMA Subject Property.

Steps:

  1. Select a listing from your search results to Preview it on the Search page

  2. Click the three dots at the top of the listing page to open the action panel

  3. Select CMA Subject Property

  4. Review the pre-filled criteria panel

  5. Toggle any criteria on or off, or adjust the ranges to fit your needs

  6. Click Quick Comps to view results

Your subject property will appear pinned at the top of the results page with a star icon.


Adjusting the criteria of the comparison results

When you click CMA Subject Property from a Listing Detail page, a criteria panel opens pre-filled with details from the listing. The fields will reflect the subject property when the information is available. You can adjust any of the criteria before running your search.

The following criteria are pre-filled automatically:

  • Distance (maximum distance is 20 miles)

  • City

  • Zip code

  • Bedrooms

  • Bathrooms

  • Approximate living area

  • Year built

πŸ’‘ CMA Subject Property is available from the Listing Detail pages only. For best results, ensure the listing includes complete property data before you start.

Select comps and build your CMA

Once you are satisfied with your results, move forward to the CMA.

Steps:

  1. Select the checkboxes next to the listings you want to use when comparing

  2. Click Next in the footer action bar

  3. Customize your report

  4. Select Next to share the report via email, print, or download
