Converting a Lead to Loan in Pre-Approve Me

How to take the 1003, export from PAM and reimport so your clients can run accurate payment scenarios and issue pre-approval letters.

Step One: From the menu on the left side of the loan dashboard, under Application use the download button to download the 3.4 file for this borrower. You will need to work your magic to fill in any gaps, run credit, and anything else that may need to be done with the 3.4 file.

Step Two: After you add any missing information, click the upload button to upload the updated 3.4 file.

Step Three: After clicking the upload button, a file explorer will pop up. Find the 3.4 file in the file explorer, click Open. Uploading a 3.4 File will automatically build the Loan Officer's Approved Scenario.

Step Four: Now that you have uploaded the 3.4 file, you'll see a filled out Loan Officer's Approved Scenario. Your scenario should say Qualified.

Step Five: If for some reason your status is Not Qualified, click on the Loan Officer's Approved Scenario there is an explanation at the top of the page in red. It is important for the status to be Qualified so the borrowers can create scenarios that will streamline the loan process.

Step Six: If you receive a message that says, Your debt to income ratio is too high for this type of loan, then you will need to address this issue under the Calculation section of the Loan Officer's Approved Scenario. Find the part of the Calculation area that is driving the DTI up.

Step Seven: If there is no field that you can fix under Calculation, click on Programs in the menu on the left side of the screen.

Step Eight: Scroll down to Restrictions, adjust the restrictions to fit the loan.

Step Nine: After adjusting the Restrictions the status should now be Qualified.

Step Ten: After your scenario has been build correctly, the next thing to do is change your client from a Lead to a Loan. Scroll up to the top of the Loan Dashboard, on the right side of the screen, under Control Center click on the dropdown menu for Processing Status.

Step Eleven: Using the dropdown menu next to Processing Status, select either Prequalified or Preapproved status.

You should now be able to create a Qualified scenario and adjust any restraints preventing the Qualified Status!
