Adjust the Search Radius When Running Comparables

Adjust the search radius directly in the property card or LiveCMA™ using Privy’s comparables tool to refine your analysis and focus on properties within your desired area, ensuring accurate and relevant comparable data. The default radius is .5 miles and is also a "square" shape instead of a circle to like up with normal street alignment which usually runs north and south.


Step-by-Step Guide to Adjusting the Search Radius

  1. Open a Property LiveCMA

    • Open an individual property LiveCMA™ by clicking a property card or by typing a specific property address into the search bar.

  2. Access the Comparables Section

    • Scroll down and click on the Comparables tab located directly under the property picture to view relevant property comps.

    • A map with the comparables zone outline will appear.

  3. Edit the Radius

    • Locate the pencil icon on the map located in the upper right hand corner.

    • Click on the pencil icon to enable the editing feature.

  4. Draw a New Search Area

    • Use your cursor to draw a new shape on the map that defines your desired search radius. Click and hold to draw your new zone.

    • Ensure the shape is closed to finalize the new zone.

  5. Update the Comparables

    • Privy will automatically refresh and update the comparables list based on the new radius you defined. It will removed any properties from both the map view and table views. Additionally, any properties that were not in the original zone but are now located in the new zone dimensions will be added.

  6. Alternative Method: Adjust in Settings

    • Click the blue Settings button below the map to customize your comping criteria.

    • Navigate to Comp Type > Comp Radius and adjust the radius (default is 0.5 miles).

    • Click Save to rerun the Comparative Search with the updated criteria.


Why Adjust the Search Radius?

  • Target Specific Areas: Focus your analysis on properties within the most relevant neighborhoods.

  • Improve Accuracy: Customize the radius to better match market characteristics or geographic boundaries.

  • Refine Results: Exclude outliers and unrelated areas to ensure comparables align with your investment strategy.

  • Avoid allowing the zone to cross major boundaries like highways, rivers, green spaces, railroad tracks, or major neighborhood transitions.
