Comparables™

The Comparables are where we can find additional data for a postcode and its surroundings.

It lets you view other properties in the neighbourhood with the same criteria as the property you are looking at.

For example, the same number of bedrooms, same postcode, same type of property, etc.

To start using the Comparables,

  1. Click on it via the left side panel.

  2. Input the full postcode in the first box, and select it from the drop-down list.

  3. Set the radius. The default is radius with quarter of a mile, and you can adjust this up to a mile, or the postcode only, or the whole postcode district.

  4. Adjust the filters as needed.

  5. Click on "Search" button

The pins on the map will tell us where the properties are located inside the radius.

Here, the following are displayed in the comparables:

  • AVAILABLE - anything comparable that is currently available for sale

  • STC - Currently Subject to Contract properties

  • Withdrawn - properties that have recently withdrawn from the market

  • Last Sold (Land Reg) - provides factual data on the actual prices people have paid for properties. And with the most recently recorded one by the land registry. Also included is the EPC, the price per Square meter, so you can pull some actual comparables.

  • The Average price, Average surface area, and Average price per surface area will also be displayed along these selections.

  • To Rent (Available) - For Available Properties

  • To Rent (Removed) - properties that are recently rented out, as well as removed listings.

Furthermore, the results can be sorted according to your preference by clicking the "Sort By" and selecting an option from the drop-down list.

Listings for Available, Subject to contract (STC), and Withdrawn properties can show dates extending up to 24 months.

Additionally, you can view properties by clicking the appropriate icons below:

  • Card view

  • Table view

  • Map view
