An assemblage is a group of adjacent parcels that you intend to develop together as a single site. Instead of evaluating each parcel individually, an assemblage lets you analyze the combined area — the total acreage, combined ownership, and unified yield potential — as if it were one piece of land.
Assemblages are one of the highest-value workflows in Prophetic. A single 10-acre parcel might not pencil, but three adjacent 3-4 acre parcels assembled together often do. Prophetic makes it possible to identify assemblage opportunities, analyze them, and reach the owners — all in one place.
How to Identify an Assemblage Opportunity
Assemblage opportunities typically look like clusters of adjacent parcels that are all zoned for your target use, owned by different individuals or entities, and large enough in aggregate to support a project. When you're browsing the map, look for groups of parcels that share a boundary and have similar zoning. Parcels that have been held for a long time and are owned by individuals (rather than institutions or developers) are often the most approachable.
Building an Assemblage in Prophetic
To select multiple adjacent parcels and treat them as a single assemblage:
Click the first parcel to select it
Hold Shift and click each additional parcel you want to include
The property panel updates to show the combined metrics — total acreage, all owner names, and aggregate values — for the selected parcels together
You can select as many adjacent parcels as you need. The platform treats the selected group as a unified site for analysis purposes.
Running SiteAI on an Assemblage
With your parcels selected, open SiteAI. The site plan will be generated across the full combined boundary — roads, lots, and environmental exclusions all calculated against the total assembled area, not each parcel individually. This gives you a realistic yield estimate for the full project rather than a fragmented view of each component parcel.
Saving an Assemblage to LRM
To save an assemblage to your pipeline, select all the parcels and save them to a project. All selected parcels are added to the project together, keeping the assemblage intact as a single deal record. You can then track the status of each parcel's owner outreach, attach documents, and move the project through pipeline stages as the deal develops.
Reaching Multiple Owners
Each parcel in an assemblage typically has a different owner. Once you've saved the assemblage to a project, use Send Letter to reach each owner individually — Prophetic pre-fills each owner's mailing address from the county record so you can send targeted outreach to every parcel in the assemblage without looking up addresses manually.
